Home Lingering On The Market

If your home has been sitting on the market longer than you expected, you’re dealing with one of the most common frustrations sellers run into right now. Inventory has climbed in a lot of Central Texas markets, and buyers have more to compare your house against, which means they’re taking their time. That doesn’t mean something is wrong with your home — it usually means the pricing, presentation, or marketing needs a second look.

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and this is exactly the kind of problem I work through with sellers on a regular basis.

Why homes are sitting longer right now

The market isn’t moving at the pace it was a few years ago. With more homes for sale, buyers can afford to be selective, and they’re weighing decisions more carefully instead of jumping at the first listing that looks decent. Add in ongoing questions about interest rates and the broader economy, and you get buyers who hesitate even on homes that check most of their boxes.

When a home lingers, it’s easy to assume it’s bad luck. In my experience, it’s almost always something fixable — price positioning, how the listing is marketed, or how the home shows.

What actually moves a stalled listing

A home that’s been on the market for weeks needs more than a for-sale sign and patience. I look at three things first: how the home is priced against actual comparable sales, what the photos and listing copy are communicating to buyers, and how the property shows in person. Sellers are often surprised by how much a strategy adjustment — not necessarily a price cut — can change buyer interest.

I don’t run the same playbook for every listing. Your home’s condition, its position relative to comparable listings, and what buyers in your price range are actually looking for all shape the plan I build with you.

Pricing and positioning, not guesswork

A common mistake I see: an agent runs the same generic marketing plan on every listing, regardless of how it’s performing. Today’s buyers expect more — competitive pricing, professional photography, and a listing that’s actually positioned to stand out against everything else on the market.

I revisit the plan actively rather than setting it and walking away. If a listing needs a pivot — new photos, a price adjustment, a change in marketing — I flag it and explain why, so you’re never left wondering what’s happening with your own listing.
