Granite Shoals sits on the east shore of Lake LBJ in southwestern Burnet County, about seven miles west of Marble Falls and roughly 56 miles from downtown Austin. It’s a small town with its own identity, not a suburb of anywhere else, and if you’re buying or selling here, that distinction matters more than most people expect.

A town named for what used to be there
Before Wirtz Dam went in and backed up the Colorado River into what’s now Lake LBJ, this stretch of river had granite shoals visible right in the water. The lake was originally named Lake Granite Shoals because of them, and the town kept that name when it incorporated in 1966. It’s a small detail, but it tells you something: this isn’t a manufactured lake community. It grew up around a real geographic feature, and the name has stuck for sixty years.
What buying here actually looks like
Lake access is the single biggest variable in Granite Shoals pricing, and it changes street by street, not just neighborhood by neighborhood. Some lots have deeded waterfront, some have deeded easement access a few doors down, and some have none at all — three different price points that can sit on the same block. I walk buyers through which is which before they fall for a house based on listing photos alone.
Families here are zoned to Marble Falls ISD, and Highland Lakes Elementary sits right in Granite Shoals itself, so younger kids aren’t bused out of town for grade school. That matters to a lot of the buyers I work with, especially the ones relocating from Austin now that the town’s population has climbed past 5,400.
What selling here actually looks like
On the sell side, pricing a Granite Shoals home means pricing against the right comps. A home two streets over with better lake access isn’t a fair comparison, even if the square footage matches almost exactly.
