Granite Shoals TX Housing Market Report

I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and this page is my running answer to the question I get most from Granite Shoals buyers and sellers: what’s actually happening in this market right now, and what should I do about it?

Why Granite Shoals moves differently than nearby markets

Granite Shoals sits in southwestern Burnet County on Lake LBJ, about seven miles west of Marble Falls and roughly 56 miles northwest of Austin. It’s served by Marble Falls ISD. The city was built as a lake resort community starting in the 1950s and incorporated in 1966, and it still carries that character today: nineteen public parks packed into a small footprint, most of them on or near the water, which is part of why locals call it the “City of Parks.”

Because so much of the housing stock here is lake-oriented, whether that’s direct waterfront, a canal lot, or simply walking distance to one of those parks, proximity to the water matters more to Granite Shoals pricing than it does in a lot of nearby communities. A three-bedroom a block from Lake LBJ and a similar home a mile away can move at very different paces, even in the same month. Short-term rental rules are another factor worth checking street by street before you assume a listing’s income potential — they’re not uniform across the city.

What I actually track for this market

When I put together guidance for a Granite Shoals client, I’m looking at how lakefront and non-waterfront listings are moving separately, not lumped together, plus how quickly well-priced homes are getting offers versus sitting. I publish that as ongoing market updates, and I go deeper than that in one-on-one conversations, because a report on its own doesn’t tell you what to do with your specific property or offer.
