Cottonwood Shores TX Housing Market Report

Looking for a real read on the Cottonwood Shores housing market? I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and I work Cottonwood Shores directly, not from a data feed. I’ll be upfront: I don’t run a live MLS statistics feed on this page, and Texas is a non-disclosure state, so I won’t hand you a made-up median price or days-on-market number. What I can give you is an honest read on how this market actually behaves, and a direct answer whenever you reach out.

Two Lakes, One Small Town

Cottonwood Shores sits on the Colorado River just below the Lake LBJ dam outlet — that’s river frontage, not Lake LBJ frontage, and it’s worth being precise about since the two get confused. What makes the market here structurally unusual is that the city maintains its own boat ramps on both Lake Marble Falls and Lake LBJ — a setup no other Highland Lakes town this size offers. That draws buyers who want boating access without needing a lakefront lot to get it, which widens the buyer pool beyond just waterfront shoppers.

Priced Below the Bigger Lake Towns, and Why That Matters

I see a real pattern here: buyers who started their search in Marble Falls, Horseshoe Bay, or Kingsland, found the lakefront premium out of reach, and widened out to Cottonwood Shores, where the same budget goes further. That spillover demand is a structural feature of this market, not a temporary condition — Cottonwood Shores has consistently priced below the bigger lake towns nearby, and buyers who understand why tend to make better offers than buyers comparing it directly to Marble Falls on price alone.

Two Lakes One Small Town

A Small Market Where One Number Won’t Tell You Much

With around 1,400 residents at the last census and closer to 1,800 today, Cottonwood Shores is a thin market by nature — comparable sales can be genuinely sparse, especially for anything unusual. When comps are thin, pricing leans more on judgment than formula. Like most of the Highland Lakes, the buyer pool here skews toward retirees and second-home buyers rather than families relocating for work or school enrollment, so activity tends to track more with weather and holidays than the academic calendar most suburban Austin markets run on.
