Great Hills Homes For Sale REALTOR

Great Hills is one of the older, more established neighborhoods in northwest Austin, sitting in the 78759 zip code between Highway 183 and Loop 360. I’ve laid out the full picture of the neighborhood — its history, schools, amenities, and layout — on my Great Hills homes for sale page. This page covers the other half of the decision: who you work with when you actually buy or sell here. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I’ve worked this neighborhood for years.

Great Hills isn’t a simple, single-builder subdivision. It was developed over roughly three decades starting in the 1970s, which means the rules, pricing, and even school zoning can change from one block to the next. That’s exactly the kind of neighborhood where having an agent who works it regularly — instead of one pulling numbers off a listing sheet — actually changes the outcome. I don’t just know that Great Hills spans two school districts and multiple HOA sections in the abstract; I check what applies to the specific address you’re looking at before you make an offer, not after.

HOA and neighborhood rules I watch for you

Most of Great Hills falls under the Great Hills Homeowners Association, which has been in place since 1980, and a few sections run their own sub-associations with separate dues and architectural review committees. That matters more than buyers usually expect — exterior changes, additions, and even paint colors on some streets need committee approval before you can touch them. I check the specific HOA and dues structure for whatever property you’re considering rather than assuming it matches the house next door, because on some streets it genuinely doesn’t.

What a buyer’s agent does here that a listing site can’t

Search portals will show you a Great Hills listing’s price and photos. What they won’t tell you is whether that specific address is zoned Austin ISD or Round Rock ISD, whether the HOA section it falls under has upcoming special assessments, or how that block’s pricing compares to similar homes that just sold nearby. As your buyer’s agent, I dig into that before you write an offer, negotiate on your behalf instead of the seller’s, and walk you through inspection and closing on a property where the rules can shift street to street. If you’re selling instead, I price against real, current comps for your specific section of the neighborhood rather than a blanket “Great Hills” average that can be off by a wide margin given how much the neighborhood varies block to block.

However you want to work with me here

Everyone who reaches out about Great Hills needs something a little different, so here’s where to go depending on what that is. If you want a general point of contact for buying or selling, my Great Hills real estate agent page covers what day-to-day representation looks like. If you want to know why the REALTOR title actually matters and what my role as a Designated REALTOR involves, that’s covered on my Great Hills REALTOR page. If pricing and market data are what you’re after, I break down how Great Hills pricing behaves on my Great Hills real estate expert page. And if you already know which side of the transaction you’re on, I’ve got dedicated pages for both buyers and sellers.

Let’s talk

If you decide to rent out a Great Hills property instead of selling it, I handle that too through Uncommon Rentals by Uncommon Realty. Whatever brought you to this page, reach out and let’s talk about your specific situation.
