How Highland Haven Home Valuations Actually Work

An automated home value estimate can’t walk your property, and in Highland Haven that gap matters more than most places. If you just want a quick number, I have a page for that. This one is about the actual methodology: how I build a comp set when sales are scarce, and why an appraisal and a market value aren’t the same thing. I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty.

TLDR: How Valuation Actually Works Here

  • With a small pool of recent sales, comp selection has to widen in time, not just distance, and pull carefully from nearby Lake LBJ areas.
  • Each comp gets manually adjusted for what data alone won’t show: lake access, view, lot elevation, condition.
  • An appraisal and a market value answer two different questions, and they can land in different places.
  • Highland Haven is a small city (population around 400) on the eastern shore of Lake LBJ, so the comp pool is limited and each sale carries more weight.

Building a Comp Set When Sales Are Thin

In a subdivision with dozens of recent sales, you can pull three or four nearly identical comps from the last few months and be done. Highland Haven doesn’t work that way. When there aren’t enough truly recent, truly comparable sales within the town itself, I widen the search in a specific order: first by extending the time window further back rather than immediately reaching outside the area, then, if needed, cautiously pulling in sales from adjoining Lake LBJ communities with genuinely similar characteristics, lake access, lot size, general condition. That’s a different process than a market flush with data, and it takes more judgment, not less.

Adjusting for What Comps Don’t Capture

Once I have a workable comp set, the real work is adjustment. Lake access and view, lot elevation and usable yard space, a private dock, mature shade trees, condition and updates, all of these move value here more than square footage alone, and none of them show up cleanly in a tax record or an MLS field. I walk the property myself specifically to catch what a desk analysis would miss.

Appraisal Value Isn’t Market Value

These two numbers get treated as interchangeable, and they’re not. An appraisal is a lender-ordered opinion of value, built on a stricter methodology that leans heavily on verified, closed comparable sales and tends to be conservative. Its purpose is protecting the lender’s loan-to-value ratio, not predicting what a buyer will actually pay. Market value is what an informed, motivated buyer actually agrees to pay in the current environment, and in a tight-inventory situation it can run higher than what an appraisal supports. That gap is exactly where appraisal-gap negotiations come from when a buyer’s offer exceeds what the property appraises for.

Timing Affects Value Too

Lake community demand in Highland Haven tends to pick up heading into spring and summer, when buyers are shopping with lake season in mind. That doesn’t mean you should only sell in warmer months. It means the valuation and pricing strategy should account for how buyer volume shifts across the year, not just what similar homes sold for.
