Buyers walk through evaluating whether your home fits their life — every light switch, every closet, every window view. You don’t get a second chance at that first walk-through, so it’s worth doing the prep work properly rather than just tidying up once and hoping it holds.

Start With a Deep Clean

Hire help if you need to. Clean from baseboards to ceiling fans, get the windows streak-free, and don’t skip the hidden spots — buyers open closets, drawers, even garages. A clean home signals it’s been cared for, and that matters more than people expect.

After the deep clean, declutter. Clear the kitchen counters, cut down on shoes by the door, and pack away anything that makes the space feel more lived-in than lived-for.

Create a Sense of Space

How a home feels matters as much as its square footage. Rearranging furniture for better flow, or removing oversized pieces, can open up a room significantly. You’re not just showing a living room — you’re showing what someone’s Sunday mornings could look like there.

Get the Lighting and Atmosphere Right

Open every curtain and blind before a showing. Replace dim bulbs with soft white light, and add accent lighting in hallways and bathrooms if they’re dark. Keep scents neutral — clean linen or a faint citrus is safe, anything overpowering isn’t. And keep the temperature comfortable; you want buyers thinking about your home, not how hot or cold they are.

Buyers form opinions within seconds of arriving. Clear the walkway, touch up paint around the front door, add a doormat and simple landscaping, and sweep the porch. The first few steps inside matter just as much — freshness and order go a long way before a buyer even reaches the living room.

The best showing request often comes with little warning. Keep beds made, dishes done, and a simple daily routine — a ten-minute “showing checklist” you can run through — so you’re not scrambling every time your agent calls.
