Included below are homes for sale in Lakeside at Tessera, the lake-view master-planned community on the north shore of Lake Travis near Jonestown and Lago Vista, TX.
Lakeside at Tessera sits on nearly 900 acres bordered by Lake Travis and the Balcones Canyonlands National Wildlife Preserve. It’s one of the newer master-planned communities I get the most buyer calls about in this part of the lake. Homesites range from standard interior lots to 100-foot waterfront sites with real Hill Country and lake views, and builders active here include Highland Homes, Toll Brothers, Trophy Signature Homes, Coventry Homes, Saratoga Homes, and Westin Homes, so you’ll find a genuine range of floor plans and price points rather than one cookie-cutter product. The community was named 2019 Best Master-Planned Community by the Austin Business Journal, and residents fall under Lago Vista ISD. I’m Robbie English, a broker with Uncommon Realty here in the Austin/Lake Travis area.
Living in Lakeside at Tessera
Amenities here are genuinely resort-level: an infinity-edge pool with a splash pad, an open-air event pavilion, a private resident boat launch, miles of hike-and-bike trails, and roughly a mile of shoreline with beach access. If you want lake access without paying downtown-Austin prices, this is one of the better values on Lake Travis right now. It’s worth cross-shopping against the broader Jonestown homes for sale market and the nearby Hollows on Lake Travis community to see how pricing and lots compare.

Because several builders are active in the community at once, home styles vary. You’ll find modern Hill Country exteriors with metal roof accents next to more traditional stone-and-stucco builds, most with open floor plans, high ceilings, and covered outdoor living space built to take advantage of the views. Waterfront lots command a real premium, so if that’s your goal, timing matters and it helps to have someone watching new releases as they come up.
One thing worth factoring into a long-term decision here: because the community backs up to the Balcones Canyonlands National Wildlife Preserve, that land is protected and won’t see additional development crowding in behind it the way some newer Hill Country communities eventually run into.
