Leander Real Estate Market Data & Pricing by Neighborhood

Finding a local Leander real estate specialist means finding someone who can tell you what’s actually happening in this market right now, not just recite neighborhood names. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and this page is about the data and market knowledge behind my work here, not just my title.

  2. Neighborhoods here don’t move the same way or at the same pace
  3. Timing your buy or sell matters more in a market growing this fast

Leander’s growth, and what it means for pricing

Leander grew about 8.7% between mid-2023 and mid-2024 according to Census Bureau estimates, landing it among the fastest-growing cities of its size in the entire country and making it Williamson County’s third-largest city at roughly 87,500 residents. That kind of growth doesn’t move evenly. It pulls demand toward certain school zones and commute corridors while other pockets lag, and it means a comp that was accurate six months ago might already be stale.

Why one Leander comp doesn’t work for the whole city

Crystal Falls, the established golf-course community on the northwest side, behaves differently than newer construction in Bryson, and both behave differently than resale homes near Old Town. Lot size, builder reputation, HOA structure, and proximity to the 183A corridor all shift how a property should be priced and how long it typically takes to sell. I pull comps from the specific pocket a home sits in, not a citywide average.

Timing your move in a fast-growing market

In a market growing this quickly, timing carries real weight. Inventory, buyer demand, and interest rate conditions shift throughout the year, and what’s a strong time to list in one season isn’t always the strongest time in another. I track those patterns so we’re not guessing when to act.

How I turn data into your strategy

Data by itself doesn’t help you unless someone translates it into a decision. For sellers, that means pricing a listing to attract real offers instead of sitting on the market. For buyers, it means knowing when a listing price has room to negotiate and when it doesn’t.
