Applehead Island is an 80-acre guarded private island on the south shore of Lake LBJ, connected to the mainland by a single bridge, with 24-hour security and the highest concentration of luxury waterfront estates in Horseshoe Bay. Listings here generally start around $2 million and run well past $10 million for the largest deep-water estates.
Summit Rock is a gated community built on elevated Hill Country terrain rather than directly on the water, centered on a private, members-only Jack Nicklaus Signature course that’s landed on Golfweek’s Top 100 Resort Courses list. Home prices here currently run from the low $500,000s up past $1 million for larger custom builds, with a median list price around $1.1 million.
Escondido (Lago Escondido) is the estate-lot community near the private Escondido Golf Club, with homes ranging from around 4,000 to over 10,500 square feet and prices from roughly $800,000 to $9.7 million. HOA dues here run around $119 a month — a different fee structure than what you’ll find at Applehead or Summit Rock, and worth knowing going in.

Beyond these three, Horseshoe Bay Resort’s original “Texas Triangle” — Slick Rock, Apple Rock, and Ram Rock, all designed by Robert Trent Jones Sr. — still anchors a lot of the golf-course-adjacent luxury inventory outside the gated communities. Course frontage on any of the four courses, dock rights and water depth at the shoreline, and which HOA and resort-amenity package comes with a lot all move price independently of square footage. Two homes with nearly identical finishes can be priced hundreds of thousands of dollars apart based on those factors alone.
Buying luxury real estate in Horseshoe Bay
Which community you’re looking at changes the buying process. Applehead Island and Escondido are both gated with restricted access; Summit Rock is gated as well, with private club membership tied to its own golf course. I walk buyers through what’s actually behind a property’s value in each of these — dock access, easements, HOA and resort-amenity terms — before we make an offer, not after.
Selling luxury real estate in Horseshoe Bay
Comps work differently at this level, too — an Applehead Island waterfront estate, a Summit Rock golf-course home, and an Escondido lake lot don’t share a price-per-square-foot baseline, so pulling the right comparables means staying inside the right community, not just the right zip code. I build the marketing plan and photography around what makes a specific property competitive within its own community, then price and negotiate it myself from the first showing to closing.
