Marble Falls sits on Lake Marble Falls in Burnet County, part of the Highland Lakes chain on the Colorado River. The town has real history behind the name — Granite Mountain, just west of downtown, supplied the pink granite for the Texas State Capitol back in 1885, and the granite industry built the town before the lake did. I’m Robbie English, REALTOR and broker at Uncommon Highland Lakes Realty, and I’ve spent decades working this market.

Why Buy Land in Marble Falls?
Marble Falls has grown to around 10,000 residents, close enough to Austin for regular trips but far enough to feel like Hill Country. Whether you’re planning a custom build or holding land as an investment, the right lot depends on more than the view — zoning, utility access, and how the surrounding area is likely to develop all affect long-term value.
What to Consider Before Purchasing a Lot
- Zoning and Land Use: Not every lot is zoned the same way, and restrictions can limit what you build or how you use the land.
- Topography and Buildability: Slope, flood risk, and soil quality can turn a good-looking lot into a difficult build.
- Future Growth: What’s planned nearby affects what your lot is worth down the road.
Why Work with Me
I’ve spent decades in Texas real estate, and I go through zoning, topography, and growth patterns with every client before they commit — not after. That’s the difference between buying a lot and making an informed investment.
Making the Most of Your Investment
The right lot today can become a home, a rental, or an asset that appreciates. Getting the details right up front — zoning, access, resale potential — is what protects that outcome.
