Neelys Canyon Condos For Sale

Neelys Canyon is a 126-unit condo community at 8200 Neely Dr in the 78759 ZIP code, built in 1982 and designed by builder Larry Peel. The complex sits in a limestone canyon surrounded by mature trees, with entrances off both Steck Avenue and Spicewood Springs Road. Residents have access to two community pools and a clubhouse, and units range from roughly 800 to over 1,500 square feet.

Because it’s an older, established community, unit condition varies more than you’d see in newer construction — some have been fully updated, others still have original finishes. That’s often an advantage for buyers willing to renovate, since it opens up units priced below what a move-in-ready unit would cost. The complex is close to shopping along Spicewood Springs and Mopac, without the density of some of the larger complexes nearby.

I’m Robbie English, REALTOR and Broker at Uncommon Realty. If you’d like more information on any of these Neelys Canyon Condos listings, click on a property for full details, or reach out and I can send you disclosures, recent comparable sales, and anything else you need to make a decision.

What to Check Before You Buy Here

A complex built in the early 1980s means the usual older-condo questions matter: how the HOA has funded its reserves, whether the roofs and any shared plumbing have been addressed recently, and if there’s a pending or recent special assessment. I pull the HOA’s financials and meeting minutes before a client writes an offer, not after, since that’s what actually tells you whether the dues you’re quoted today will hold or climb.

Selling a Neelys Canyon Condo

If you’re selling here, condition and updates matter more than in newer construction — buyers touring this complex are already comparing renovated units against original ones, so how your unit is presented and priced against that mix affects how fast it moves. I put together a plan around what’s actually been updated in your unit and market it to the buyer most likely to want it, rather than a generic listing approach.
