Cedar Park TX Real Estate Brokers

I’m Robbie English, Broker at Uncommon Realty. If you’re searching for Cedar Park real estate brokers rather than agents, you’re likely looking for someone with full contractual authority on the deal, not a hand-off to a newer team member partway through. That’s who you get working with me directly.

Cedar Park itself sits mostly in Williamson County with a small piece in Travis County, and the city is split between two school districts. Most of Cedar Park falls under Leander ISD, but part of it is zoned to Round Rock ISD, and the boundary line matters enough that I check it address by address rather than assuming based on the city name on the listing.

What a broker license actually means

Texas requires a broker to complete about 900 hours of qualifying and related real estate education and at least four years of active experience as a licensed agent, on top of the requirements for a standard sales agent license. A broker can operate independently and supervise other agents. I mention this because it’s a real, measurable difference in the experience and accountability behind the person negotiating on your behalf, not just a title.

Negotiating in a fast-moving market

Cedar Park inventory doesn’t sit long when it’s priced right, which means offers get written and countered quickly. I’m also a national real estate speaker and instructor, so contract negotiation and deal structure are things I teach as well as practice, and I bring that directly into how I write and negotiate offers here.

What working with a broker gets you

For buyers, it means someone evaluating financing structure, inspection findings, and negotiation leverage with you at every stage, not just the showing. For sellers, it means pricing strategy built around actual closed comps in your specific subdivision and school zone, plus a marketing plan aimed at the buyers most likely to pay top dollar for your home.
