Cedar Park TX REALTORS

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve worked buyers and sellers through the Cedar Park market for years. Cedar Park sits mostly in Williamson County, with a small slice in Travis County, and school assignment here depends heavily on the exact address: most of the city falls in Leander ISD, but a meaningful portion is zoned to Round Rock ISD instead. That’s the kind of detail that’s easy to miss if you’re not working this market regularly, and it matters to buyers with kids and to resale value alike.

I’m also a national real estate speaker and instructor, teaching negotiation and market strategy to agents across the country. That work keeps me sharper on pricing and deal structure than I’d be if Cedar Park were the only market I touched.

What I look at before we write an offer

Cedar Park moves fast when inventory is tight, so timing matters. Before we tour anything, I want to know your must-haves on school zone, commute to 183 or I-35, and lot size, because those three things narrow the search fast in a market this size. Once we’re looking at a specific home, I walk you through what the school zoning actually is (not just what a listing claims), recent comps in that specific subdivision, and where I think there’s room to negotiate.

Pricing a Cedar Park listing right the first time matters more than most sellers expect. Overprice it and it sits, which hurts you in negotiations later. Underprice it and you leave money on the table. I price against recent, comparable closings in your specific subdivision and school zone, not a citywide average, and build a marketing plan around what buyers in this market are actually looking for.
