Sherwood Shores was platted in 1962 out of the old Phillips, Naumann, and Ebeling ranch land, and it still looks the part — narrow, winding streets under mature trees, a mix of small original lake cottages and newer waterfront builds, and a settled, unpretentious feel that a lot of newer Lake LBJ subdivisions haven’t had time to earn yet. For a retiree, that difference matters more than it sounds like it should. You’re not buying into a development that’s still filling in lots and pouring new driveways. You’re buying into a neighborhood that’s had more than sixty years to become what it is.

Why Sherwood Shores Tends to Appeal to Retirees

Some Lake LBJ neighborhoods are still in the middle of being built — new streets, new landscaping, a homeowners’ association still writing its first set of rules. Sherwood Shores isn’t that. It was one of the earliest subdivisions carved out of the old ranchland along this shoreline, and the neighborhood has had decades to settle into itself: trees that actually shade a yard, neighbors who’ve been there long enough to know each other, and a street layout that was never redrawn into a modern grid. For a retiree who’s done with construction dust and half-finished amenities, an already-established neighborhood tends to be the more comfortable landing spot, not because it’s exclusive to any age group, but because it’s simply had time to become a real place rather than a project still in progress.

An Already-Settled Neighborhood, Not a New Development

The history here is a land record, not a marketing pitch. Sherwood Shores was platted in 1962 out of the Phillips, Naumann, and Ebeling ranches, and at the time it was the largest platted subdivision in the state of Texas. Four years later, in 1966, it became part of the newly incorporated City of Granite Shoals rather than staying an unincorporated county subdivision. The streets were laid out the way lake developments were laid out back then — narrow and winding, built to get people down to a dock, not to move a lot of car traffic — and that original layout is still what you drive through today. It hasn’t been bulldozed and regridded the way some newer sections of the Highland Lakes have been. The trees along those streets have had sixty-plus years to grow in, which is not something a buyer can shortcut by choosing a newer subdivision instead.

A Housing Mix That Gives Downsizing Buyers Real Options

Because Sherwood Shores was built out over decades rather than in one development cycle, the housing stock spans a wide range. Many of the original 1960s lake cottages are modest, single-level footprints — smaller, simpler homes that suit a downsizing move better than a sprawling multi-story new build does. A few doors down, you’ll find larger waterfront homes built much more recently, with more square footage and higher-end finishes. That range means a retiree working with me here usually has a real choice to make: take on a smaller, lower-maintenance cottage and put the savings into updates, or buy into a newer build and skip the renovation work entirely. Neither option is the “wrong” one, but it’s worth seeing both ends of that range before deciding what actually fits your retirement, not just your budget.

Water Access Without the Horseshoe Bay Price Tag

Lake LBJ is one of the few constant-level lakes in the Highland Lakes chain, which means docks and boathouses in Sherwood Shores hold water year-round instead of sitting exposed during the drawdown season the way they do on some of the other nearby lakes. That’s a real, practical point in favor of buying here rather than on a lake that fluctuates. What makes Sherwood Shores specifically stand out is that this same lake access comes at a noticeably lower entry point than the newer, more polished sections of Lake LBJ. I can’t cite specific sale figures since Texas is a non-disclosure state, but the general pattern holds up every time I work this stretch of the lake: a mixed-vintage neighborhood with older cottage stock gives a retiree more room to find real waterfront, or near-waterfront, without needing a Horseshoe Bay budget to get there. Sherwood Shores has also been part of the City of Granite Shoals since it incorporated in 1966, so residents get city services on top of that lake access, which is worth knowing even though it’s not the reason most retirees end up choosing this particular neighborhood.
