Living in Sherwood Shores, TX: Lake LBJ Access from a 1962 Ranch Subdivision

I get a version of the same conversation a few times a year with buyers who’ve spent a weekend out on Lake LBJ and don’t want to go home. They’ve usually already priced out Horseshoe Bay, or they’ve looked at the newer construction further down the shoreline and balked at what it costs to get a dock. Somewhere in that search, someone points them toward Granite Shoals, and more often than not I end up showing them Sherwood Shores. I’ve walked buyers through everything from small original lake cottages on streets barely wide enough for two cars to newer waterfront builds a few blocks over, and it’s still one of the more affordable ways I can put a client onto real water on Lake LBJ.

TLDR (Too Long; Didn’t Read): Living in Sherwood Shores, TX

  • Sherwood Shores is one of the original sections of Granite Shoals, platted in 1962 out of the old Phillips, Naumann, and Ebeling ranch land, and it became part of the city when Granite Shoals incorporated in 1966
  • It sits on the north shore of Lake LBJ, roughly midway between Marble Falls and Kingsland along RM 1431, about 56 miles and a little over an hour from Austin
  • Lake LBJ is a constant-level lake, so docks and boathouses in Sherwood Shores hold water year-round instead of sitting exposed during drawdown season the way some other Highland Lakes do
  • Granite Shoals calls itself the City of Parks, and 15 of its 19 city parks sit right on the Lake LBJ shoreline, several of them in or close to Sherwood Shores
  • Kids in Sherwood Shores attend Marble Falls ISD, with elementary-age children going to Highland Lakes Elementary right in Granite Shoals
  • Narrow, winding original streets and a housing mix of older lake cottages next to newer waterfront builds make Sherwood Shores one of the more affordable ways to buy real water access on Lake LBJ

Where Sherwood Shores Sits and What Getting There Looks Like

Sherwood Shores sits on the north shore of Lake LBJ, inside the city limits of Granite Shoals, roughly midway between Marble Falls and Kingsland along RM 1431. That position matters more than it might sound like it should. Marble Falls, with its grocery stores, hospital, and restaurants, is a short drive east. Kingsland, with its own stretch of river and lake frontage, is a short drive west. Sherwood Shores residents end up borrowing conveniences from both towns instead of being tied to just one.

Austin is about 56 miles away, which usually runs a little over an hour by car depending on where in Austin someone’s headed and what 71 or 29 traffic looks like that day. That’s not a commute most of my Sherwood Shores buyers are making five days a week. Like a lot of the Highland Lakes, this is a community built for retirees, remote workers, and people who’ve decided the drive to Austin is worth doing occasionally rather than daily.

How a 1960s Ranch Became the Largest Platted Subdivision in Texas

The history here isn’t a marketing story, it’s a land record. Sherwood Shores was platted in 1962 out of the old Phillips, Naumann, and Ebeling ranches, and at the time it was the largest platted subdivision in the entire state of Texas. That’s a striking fact for a neighborhood this size today, but it makes more sense once you know what was happening around it. The Lower Colorado River Authority had finished Wirtz Dam years earlier, creating what was then called Lake Granite Shoals, and developers were carving up ranchland all along the new shoreline to sell as lake lots. Sherwood Shores was one of those subdivisions, laid out with the narrow, winding streets typical of early lake development, streets built for getting people to a dock, not for moving a lot of traffic.

Granite Shoals itself started as a lake resort aimed at fishing cabin buyers rather than a planned city, and it grew slowly at first. City records put the population at around 300 people in the late 1960s. By the early 1980s that had roughly doubled to 634, then it doubled again to 1,378 by 1990. Growth kept compounding from there: about 2,040 residents by 2000, and 4,910 by 2010. Sherwood Shores was part of that whole arc. In 1966, four years after the original platting, residents voted to incorporate as the City of Granite Shoals, and Sherwood Shores became one of the sections that made up the new city rather than staying a standalone subdivision under county jurisdiction.

Life on a Constant-Level Lake

Lake LBJ is one of the few constant-level lakes in the Highland Lakes chain, and that single fact shapes daily life here more than almost anything else. The Lower Colorado River Authority manages LBJ to hold a steady water line year-round instead of drawing it down in dry months the way Lake Travis or Lake Buchanan get drawn down. If you’re buying a home with a boat dock or boathouse, that consistency is a real, practical advantage. There’s no season where the water retreats fifty yards from your dock and leaves it sitting over dry ground.

Granite Shoals brands itself the “City of Parks,” and it backs that up: 15 of its 19 city parks sit directly on the Lake LBJ shoreline, and several of them are in or near Sherwood Shores. That means public boat ramps and lake access points are never far from a Sherwood Shores address, even for the homes that don’t have their own private dock. It’s one of the reasons this neighborhood works for buyers who want to be on the water without needing waterfront frontage to get there.

Narrow Streets, Old Cottages, New Builds

What sets Sherwood Shores apart from a lot of newer Highland Lakes development is that it still looks like what it was built as. The original 1962 street layout is narrow and winding, following the shoreline and old ranch contours rather than a modern grid, and that layout hasn’t been bulldozed and redone. Driving through, you’ll see small original lake cottages, some of them decades old, sitting a few doors down from larger, newer waterfront builds put up in the last several years. That mix is real, and it means price points here vary more than they would in a typical single-era subdivision. A buyer working with me on Sherwood Shores usually needs to look at both ends of that range, the older cottage stock and the newer construction, before narrowing in on what actually fits their budget and what they want to do with the place.

That variety is also what keeps Sherwood Shores more affordable than a lot of comparable Lake LBJ waterfront. I won’t cite specific sale figures since Texas is a non-disclosure state, but the general pattern holds: buyers looking for real water access without a country-club price tag find more room to work with here than they will in Horseshoe Bay or on some of the newer sections of the lake.

Schools

Sherwood Shores is served by Marble Falls Independent School District, the same district that covers Marble Falls, Meadowlakes, and the rest of Granite Shoals. Elementary-age kids attend Highland Lakes Elementary, which sits right in Granite Shoals, so younger children go to school inside the community rather than being bused a long way out. Marble Falls ISD covers a large area, about 268 square miles, and it’s a growing district with enrollment north of 4,000 students, which is worth knowing if you’re comparing it to a smaller county-style district elsewhere in the Highland Lakes.

Who Sherwood Shores Is a Good Fit For

I point buyers toward Sherwood Shores when they want genuine lake access, a boat dock that holds water year-round, and a neighborhood that still has some age and character to it rather than a subdivision built all at once last year. It works well for retirees, remote workers, and anyone who wants a Lake LBJ address without Horseshoe Bay pricing. Because it’s part of Granite Shoals, buyers also get incorporated-city services, city parks, and Marble Falls close by for anything the town itself doesn’t have.

It’s a tougher fit for someone who wants brand-new construction throughout an entire neighborhood, since the housing stock here is genuinely mixed and some of the older cottages need work. The narrow original streets, charming as they are, also aren’t for someone who wants wide modern roads and a big front yard. And if daily access to Austin is non-negotiable, the hour-plus drive rules this out the same way it rules out most of the Highland Lakes. But for buyers who’ve already decided they want to be on Lake LBJ and are trying to find a way onto the water that doesn’t require a country-club budget, Sherwood Shores is one of the more honest options left on this stretch of the lake.
