Round Rock West Real Estate Agent

If you’re searching for a Round Rock West real estate agent, it helps to know what you’re actually shopping for: one of Round Rock’s older, established neighborhoods, built mostly in the late 1970s and early 1980s, with noticeably larger lots than most newer subdivisions in the area, generally a quarter to three-quarters of an acre. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work buyers and sellers through Round Rock West regularly.

TLDR: Robbie English is your preferred Round Rock West real estate agent

  1. Round Rock West is an established neighborhood built mostly in the late 1970s and early 1980s.
  2. Lots here run larger than average for Round Rock, generally a quarter to three-quarters of an acre.
  3. It’s zoned to Round Rock ISD and sits close to I-35 and Round Rock’s historic Old Town district.
  4. Older home stock means I walk buyers through systems and maintenance history carefully.
  5. Uncommon Rentals by Uncommon Realty supports investors and owners with property management.

The personality of Round Rock West

Robbie English, REALTOR, Principle Agent, Broker, National Instructor, ABR, AHWD, CRB, C2EX, E-Pro, GRI, MRP, NHC, PSA, RENE, RPR, SFR, SRS, TBS, TLS, TAHSRound Rock West is one of the city’s older neighborhoods, and it shows in a good way: mature trees, deeper lots, and a layout that predates the tighter subdivisions built in Round Rock over the last couple decades. It’s zoned to Round Rock ISD and sits close enough to I-35 and Round Rock’s historic Old Town, established back in 1854 as a Chisholm Trail crossing on Brushy Creek, to make walkable dining and shopping a real option, not just a marketing line.

Round Rock overall runs about 19 miles from downtown Austin, roughly 23 to 30 minutes depending on traffic, though that’s a citywide figure rather than one specific to this neighborhood.

Why local knowledge matters here

Because Round Rock West was built decades ago, home condition varies more than it would in a newer, single-builder subdivision. A ranch-style house with original 1970s systems sits a few doors down from one that’s been fully updated, and the difference in near-term cost between the two is real. I walk every property with that in mind: roof age, HVAC, foundation, and whether updates were done to code, not just cosmetically.

That same variation affects pricing on the sell side. I don’t price off a blanket Round Rock average. I look at what’s actually closed in Round Rock West recently and factor in lot size and update history, since those two things move price here more than square footage alone.

Buying in Round Rock West

Before we tour anything, I want to understand what you actually want out of daily life here, whether that’s the larger lot, the proximity to Old Town, or the established tree canopy. Then I show you homes that fit those criteria and walk you through what original features versus updated ones mean for your budget over the next several years. When we write an offer, I factor in the seller’s likely position and the property’s real condition, not just the asking price.

Selling in Round Rock West

Selling an older home well starts with an honest look at what buyers will notice first. I walk through your home, point out which updates actually move buyer perception and which don’t, and price it using recent Round Rock West sales rather than a citywide number. Once it’s listed, I track feedback and adjust quickly rather than waiting to see what happens.

Why work with me

I’ve spent decades in this business, and I also teach real estate professionals nationally as a speaker and instructor, which keeps me current on negotiation and contract strategy I put to work for clients here. At Uncommon Realty, my team and I stay in direct communication with you through the whole process, not just at the start and the closing table.

Some clients here are investors rather than owner-occupants, given the larger lots and rental demand near Old Town. If that’s your plan, Uncommon Rentals by Uncommon Realty handles property management under the same roof.

Let’s talk about Round Rock West

Whether you’re buying or selling, I’d rather walk you through the specifics of this neighborhood’s older home stock and current comps than send you a generic pitch. If you want a broader look at the neighborhood itself, schools, home stock, and what’s currently on the market, I’ve put that together on my Round Rock West homes for sale page. Reach out and I’ll give you a straight answer.
