Sellers Securing Competitive Price For Their Sale

Getting a competitive price for your home doesn’t happen by listing it and hoping. It takes a real read on the market, not a number pulled from what your neighbor sold for last year or what an online estimator spits out. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and pricing strategy is where I put in the most work for my sellers.

What Actually Determines Market Value

True market value is what a willing buyer will pay and what a willing seller will accept, both acting with good information, not a hunch. That means looking at today’s buyer pool, current competition, and available inventory, not last year’s sale price down the street.

I hold the Pricing Strategy Advisor certification from the National Association of REALTORS and teach that course to other agents across Texas and nationally. I bring that same level of analysis to every listing I price.

Staying Ahead of the Market

Markets shift, sometimes gradually and sometimes fast, and sitting still while your home is listed can cost you. I update the comparative market analysis on my active listings regularly, so we’re never reacting to a stale number. The goal is to avoid a price reduction altogether by getting the number right from the start and adjusting proactively if conditions change.

Why Pricing Is a Strategy, Not Just a Number

Price too high and you risk buyers never seeing your home in their search filters. Price too low and you leave money on the table. Getting it right means understanding who your buyer is, how they’re shopping, and what makes your home stand out against the competition, then building a pricing plan around that.
