Tuscan Village in Lakeway is a 55-and-over, resort-style community with about 200 townhomes and villas — five floor plans ranging from roughly 1,294 to 1,790 square feet, most with two bedrooms, two baths, a den, an attached garage, and a private patio. If age-restricted living is what you’re after, or you have a family member looking at it, this is genuinely one of the better lock-and-leave options in the Lake Travis area.
I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I help buyers navigate Tuscan Village and the rest of Lakeway regularly.
What the HOA covers
Tuscan Village’s HOA fee is on the higher end for a townhome community, but it covers a lot: landscaping, exterior pest control, road repair, clubhouse and amenity maintenance, concierge services, and a social membership to Rough Hollow Yacht Club, along with internet, cable, and a landline. Before you make an offer, I go through exactly what’s included and what isn’t, since HOA fees at communities like this vary a lot depending on what you’re actually getting for the money.
Location and amenities
You’re close to Lake Travis, Lakeway’s retail and dining, and local medical care — all without being in the middle of it. The community itself has a clubhouse with indoor and outdoor amenities built around an active, social lifestyle.
Buying here
Because this is an age-restricted, HOA-heavy community, I make sure clients understand the eligibility rules, the fee structure, and what resale looks like in a 55-and-over community before they commit — those details matter more here than in a typical townhome purchase.
