What actually matters is what happens when an offer comes in with a low price, a tight contingency, or a request after inspection that could cost you real money. That’s where you find out whether your agent is actually protecting your interests.

Reading an offer for more than the price
The headline number on an offer is only part of the picture. Financing type matters, a cash offer and a financed offer with a low appraisal contingency carry different risk. Closing timeline matters, especially if you have your own move to coordinate. Contingencies matter, an offer with fewer conditions is sometimes worth more to you than a slightly higher one with more ways to fall apart. Multiple offers require a different approach
When more than one offer comes in, the instinct is to just take the highest number. Sometimes that’s right. Often it isn’t, once you factor in financing strength and timeline. I help you compare offers on the terms that actually affect whether the deal closes cleanly, and I’m direct with you about which offer I think carries more real risk, even if it looks better on paper.
Negotiating after inspection
This is often where deals get contentious. A buyer’s inspection turns up something, and now there’s a request for a price reduction or repairs. I’ve handled enough of these to know which requests are reasonable and which are opening moves in a negotiation. I’ll tell you honestly which is which, and I negotiate accordingly rather than defaulting to giving in just to keep the deal moving.
What staying calm under pressure actually looks like
Negotiations can get tense, especially close to a deadline. My job in that moment is to keep things moving toward your best outcome without letting urgency push you into a decision you’ll regret. That means sometimes telling a buyer’s agent no, sometimes recommending you accept a compromise, and always explaining my reasoning so you’re making an informed choice, not just following my recommendation blindly.
