Walsh Trails sits in Cedar Park just off Parmer Lane, with quick access to US-183 and TX-45. It was built out between 2007 and 2010 by several different builders, so you’ll see a range of one- and two-story floor plans rather than a single repeated layout — and depending on the exact address, it’s zoned to either Leander ISD or Round Rock ISD, which is worth confirming before you fall in love with a specific house.

Why school zoning matters more here than in some subdivisions
Because Walsh Trails straddles two school district boundaries, the same street can have houses zoned to different high schools depending on which side of the line they fall on. Some sections currently zone to Round Rock ISD’s Patsy Sommer Elementary, Cedar Valley Middle, and Round Rock High School. I always confirm the exact zoning for a specific address with the district before we get attached to a house, since boundary maps shift and online listing data isn’t always current.
What the neighborhood offers day to day
The mixed-builder layout means green space and sidewalks run throughout rather than being concentrated in one section, and most homes sit on lots big enough for a real backyard without the acreage of a rural property. Being close to Parmer Lane means a short drive to the rest of Cedar Park’s retail and restaurants, plus reasonable access into Austin’s northwest tech corridor for anyone commuting that direction. What to check before you write an offer
Since Walsh Trails wasn’t built by a single production builder, the construction quality and finish-out level vary more from house to house than they would in a newer, single-builder subdivision. I walk each home with an eye toward which builder built it and how that builder’s homes from that era have held up, since that history is often more useful than the listing photos alone. If you’re comparing multiple houses on the same street, it’s worth asking about school zoning individually rather than assuming the whole subdivision matches.
