When you’re buying or selling in Kingsland, TX, you want someone who actually knows this town, not just the ZIP code. Kingsland sits at the confluence of the Colorado and Llano Rivers, right where they meet to form Lake LBJ, one of the seven Highland Lakes. It’s also unincorporated, sitting mostly in eastern Llano County (with an edge reaching into Burnet County), about 64 miles from Austin. That combination, river confluence, no city government, hill country setting, makes Kingsland a genuinely different market, and it’s why representing you here looks different than it would in a typical Austin suburb.

Living Without a City Hall

Kingsland has no city government, no city hall, no city property tax bill. Llano County handles permitting and code enforcement, which is part of why lot sizes and setbacks look different than inside city limits, and it surprises buyers coming from Austin. Schools run through Llano ISD: Packsaddle Elementary sits right in the community, and older kids head into the city of Llano for middle and high school. I walk every buyer through what that means before we write an offer.

Well, Septic, and Your Timeline

Plenty of homes here run on well water and septic instead of city utilities. That’s not a red flag, it’s just how this area is built, but a septic inspection, a water quality test, and sometimes a well flow test all need to happen before closing, and not every lender treats those the same way. I schedule these early instead of finding out mid-option-period, because a surprise there can blow up an otherwise clean closing.

The River, The Slab, and Flood Awareness

The Slab, the low-water crossing on the Llano River over exposed granite, is where Kingsland gathers to swim. It’s also a reminder this is a river town: in 2018, a flood washed out most of the RM 2900 bridge, and it took about seven months to rebuild. That’s not meant to scare anyone off, just to make sure buyers know what they’re getting into. I flag flood zone status on riverfront properties as a matter of course, and I price flood insurance into the decision before closing, not after.

A Constant-Level Lake Changes the Math on Docks

Lake LBJ is a constant-level lake, the LCRA holds the water line steady year-round, unlike Lake Travis, which draws down and can leave a dock high and dry for months. If you’re buying with a boat or dock in mind, that’s a real practical difference, and it affects how I price waterfront listings here versus a comparable Travis property.

This is a town with real identity, not a subdivision with a lake view. The historic Antlers Hotel dates to 1901, railroad era, with restored train cars and cabins still on the grounds. Every Fourth of July, AquaBoom brings the community out for fireworks over the water. At the headwaters of Lake LBJ sits Lighthouse Country Club, though longtime locals still call it Packsaddle. Knowing these details is what lets me market a listing to the buyers who’ll actually fall for this place.

What Homes Here Actually Cost to Own

Housing stock is a mix of older river cottages and newer custom builds. Generally, Kingsland runs more affordable than Horseshoe Bay, and typically less than comparable waterfront in Marble Falls, I can walk you through where it fits for your budget.
