Southeast Austin has changed more than almost any part of the metro over the past several years, with new subdivisions filling in the land between the airport and the river. I’ve worked with buyers and sellers throughout this area, and the biggest thing I watch for here is how fast new development is affecting pricing on older, established streets nearby.
The neighborhoods I work most
Onion Creek and Southpark Meadows anchor a lot of the newer growth, with subdivisions built out over the last fifteen to twenty years and easy access to I-35. Del Valle, closer to Austin-Bergstrom International Airport, has a mix of older rural-feeling properties and newer construction as development pushes east. Montopolis, closer to downtown, is one of the older neighborhoods in this part of the city and has seen real turnover in recent years. I can walk you through what’s actually happening on a given street, since Southeast Austin doesn’t move as one market.
What I do for buyers here
Because so much of Southeast Austin is still building out, I help buyers understand the difference between an established neighborhood and one still under construction, including how that affects noise, traffic, and long-term resale. I also flag flood plain issues near the creeks and the Colorado River corridor, since that comes up more often in this part of town than people expect.
What I do for sellers here
I price your home against genuinely comparable recent sales nearby, not a broad Southeast Austin number, and account for how nearby new construction is affecting buyer expectations. From there I manage marketing, showings, and negotiation through closing.
