Expert Lakeway TX Real Estate Agents

Lakeway sits on the south shore of Lake Travis, about 16-20 miles west of downtown Austin depending on where you’re starting from, in the Texas Hill Country. It’s zoned to Lake Travis ISD, one of the top-rated districts in the Austin area, and that combination of lake access and school quality is the main reason it stays competitive even in a slower market.

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and after years of deals here, I keep seeing the same handful of problems surface again and again, just under different addresses. This page isn’t a resume or a price sheet. It’s about the patterns: what actually derails a Lakeway transaction, how differently the city’s pockets behave from each other, and the mistakes I still see buyers and sellers make when they’re new to this particular market.

What actually kills a Lakeway deal

The biggest deal-killers here rarely show up in the listing photos. A dock that looks fine in a summer photo can turn into a real problem once someone asks for its actual LCRA permit history or checks whether it sits on a private or shared easement, and that question tends to surface during the option period, not before. Flood zone status trips people up too. A lot along the shoreline can sit in a FEMA high-risk zone even when the house itself looks well above the waterline, and a buyer who didn’t budget for flood insurance can watch their monthly numbers change right before closing. I ask for the elevation certificate early specifically so that surprise doesn’t land late in a contract.

Appraisal gaps are the other recurring issue, especially on anything unique: a golf course estate, a deep-water lot, a hilltop view property with no comparable sale within a mile. When there’s no clean set of comps, an appraiser tends to come in conservative, and a buyer who isn’t prepared for that possibility can watch a solid deal come apart over a number nobody saw coming. And because several Lakeway neighborhoods layer a property owners’ association on top of city rules, resale certificates and HOA paperwork can add real time to a closing timeline if nobody starts that process on day one of the contract.

Why Lakeway’s pockets don’t behave the same way

The Hills of Lakeway is built around two Nicklaus-designed golf courses, and its POA rules and course-frontage premiums move independently of anything happening on the water. Rough Hollow is newer and lakefront-focused, with its own marina, and its pricing tracks lake access more than anything else. Flintrock Falls and Serene Hills are newer, higher-end pockets with their own build standards and HOA structures. Then there’s the original core of the city, the sections platted back in the 1960s, with narrow streets, mature trees, and homes built across several decades that need to be evaluated on their own mechanical and structural condition rather than assumed to match a newer build a few streets over. Lakeway is also home to a small aviation community built around a private airpark, homes with attached hangars and taxiway access, which is its own niche market with its own buyer pool entirely. None of these pockets price, sell, or negotiate the same way, and treating Lakeway as one interchangeable market is where a lot of newcomers go wrong.

The mistake I see most often

Whether it’s a buyer relocating from out of state or an agent working a Lakeway deal for the first time, the most common mistake is assuming “near the lake” and “on the lake” mean the same thing. They don’t, and the gap between a water view and true water access is often the single biggest factor in what a property is actually worth. I walk buyers through Lake Travis ISD’s specific school zones, since boundaries shift as the district grows, and I make sure the inspection and appraisal process accounts for whichever of the patterns above actually applies to the property you’re chasing.

Selling in Lakeway

Marketing a Lakeway home means highlighting the specifics that actually drive value here (view, water access, lot elevation, and proximity to the marina and golf amenities) rather than generic staging and photography that could apply anywhere, and pricing it with the deal-killers above already accounted for instead of discovered mid-contract.
