Marketing-Focused Real Estate Agent

I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and if you’re listing in Round Rock, marketing is what separates a listing that sells in weeks from one that sits for months. Round Rock sits mostly in Williamson County, with a small piece in Travis County, about 20 minutes north of downtown Austin, and it’s a big enough market that your home is almost always competing against several similar listings in the same subdivision at the same time.

Why a generic listing doesn’t cut it in Round Rock

With that much competing inventory, a listing that relies on standard photos and a sign in the yard blends in. Buyers scrolling through a dozen similar homes in the same subdivision need a reason to click on yours first, and that reason has to come from how the listing is presented, not just the price. Homes marketed with professional photography consistently draw more online views than ones shot on a phone, and that extra attention in the first few days often decides whether your listing gets multiple showings that first weekend or sits quiet.

Photography, video, and how your listing actually reaches buyers

I use professional photography and video on every listing, along with drone shots when the lot or the setting is worth showing from above. From there the listing goes into Unlock MLS, the multiple listing service that covers Williamson County, and syndicates out to Zillow, Realtor.com, Homes.com, Redfin, and the other sites where most Round Rock buyers are already searching. I don’t stop at the syndication feed. I run digital promotion targeted at buyers actively searching your specific subdivision and the ones nearby, and I push the listing out through my own social channels and referral network so it shows up in more places than the MLS alone would put it.

Staging that matches how your home will be compared

Before any of that marketing goes live, I walk the house with you and talk through staging: what to keep out, what to pack away, and where a little work will change how a room photographs and shows in person. That coordination matters more in a market like Round Rock, where your buyer is often touring your home the same afternoon they toured two or three others in the same price range and same school zone. A home staged to photograph well and a home staged to walk well are usually the same home, and getting that right before the photo shoot saves you from redoing it later.

Marketing to the right buyer for where your home sits

Round Rock isn’t one market. You’ve got established neighborhoods like Behrens Ranch, built out mostly between 2000 and 2014 on what was once a working cattle ranch, where buyers tend to want mature landscaping and a settled feel. You’ve got Forest Creek, built around its own golf course. And you’ve got active master-planned communities like Teravista, where the golf club, the amenity centers, the trails, and the HOA event calendar are a real part of what a buyer is paying for. The marketing message that sells a Behrens Ranch home to someone who wants quiet and shade isn’t the message that sells a Teravista home to someone who wants pools, trails, and a built-in social calendar. I position each listing around what its actual buyer cares about instead of running the same generic copy across every subdivision in Round Rock.
