Sell My Austin House With A Realtor

You can legally sell an Austin house yourself, without a Realtor. The question is whether the money you’d save on commission actually holds up once you account for pricing mistakes, contract exposure, and the negotiating you’d be doing without representation. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s what a licensed agent is actually doing for you in that transaction.

  • Texas real estate contracts carry real legal exposure if disclosures or deadlines are handled wrong.
  • FSBO sellers often net less than they expect once pricing errors and missed negotiating leverage are factored in.

Pricing is where FSBO sellers lose the most money

Homeowners tend to price based on what they paid, what they’ve put into the house, or a single online estimate. None of those reflect what buyers are actually paying for comparable homes in your specific area right now. I price against recent, closed comparables, which is the single biggest factor in how fast a home sells and for how much.

Texas contracts aren’t a place to guess

Texas has specific disclosure requirements and standard contract forms that carry real legal weight. Missing a deadline, mishandling an option period, or leaving a required disclosure incomplete can create liability that follows you after closing. Part of what I do is make sure every deadline and disclosure is handled correctly, not after the fact.

Buyers’ agents negotiate for their client, not for you

If you sell without representation, you’re negotiating directly against an agent whose job is to get their buyer the best possible terms. That includes price, but also repair requests, financing contingencies, and closing timelines. Having someone on your side of that table changes the outcome.

Marketing reach matters more than a yard sign

A listing on the MLS puts your home in front of every agent working with a buyer in Austin, which a private listing or a sign in the yard doesn’t reach the same way. I pair that MLS exposure with professional photography and targeted marketing so your home gets seen by buyers who are actually ready to act.
