How Important is a Final Walk-Through?

July 6, 2024 by Robbie English, REALTOR, Broker, ABR, AHWD, BBA, C2EX, CRB, E-PRO, GRI, MRP, PSA, RENE, RPR, SFR, SRS, TAHS, TBS, TLS

When you’re purchasing a home, the excitement of finding the perfect property and finalizing the deal can be overwhelming. However, before you sign on the dotted line and receive the keys to your new abode, one crucial step often stands between you and your new home: the final walk-through. This step is more than a formality; it’s a vital part of the home-buying process that ensures everything is in order before you make the purchase. In this comprehensive guide, we’ll explore how important is a final walk-through, what to look for, and how it can protect your interests as a buyer.

I am Robbie English, REALTOR and Managing Broker at Uncommon Realty and I would love to dive in deeper to this subject with you.

How Important is a Final Walk-Through?

What is a Final Walk-Through?

A final walk-through is the last opportunity for buyers to inspect the property before closing. Typically scheduled a day or two before the closing date, this inspection allows buyers to ensure that the property is in the agreed-upon condition and that any repairs or conditions stipulated in the contract have been addressed. Unlike a home inspection, which occurs earlier in the process, the final walk-through focuses on confirming that the property has been maintained and that no new issues have arisen since the initial inspection.

Why is a Final Walk-Through Important?

1. Verify Repair Work

One of the primary purposes of a final walk-through is to verify that any repairs requested during the negotiation process have been completed. If you identified issues during the initial home inspection, you might have negotiated repairs with the seller. The final walk-through gives you the chance to check that these repairs have been properly executed and that the property is in the condition you agreed upon.

2. Ensure the Property is in the Agreed-Upon Condition

The final walk-through is your opportunity to ensure that the property is as you remember it. This includes checking that the appliances and fixtures are working correctly, that no new damage has occurred, and that the home is clean and ready for move-in. This step is essential to confirm that there are no surprises that could affect your satisfaction with the purchase.

3. Confirm the Seller’s Move-Out

It’s also important to verify that the seller has vacated the property as agreed. During the final walk-through, you should ensure that the seller has removed all personal belongings and that the home is ready for you to move in. This step helps prevent any issues related to leftover furniture or clutter, ensuring a smooth transition into your new home.

4. Check for Any New Issues

Between the initial inspection and the final walk-through, unforeseen issues can arise. A final walk-through allows you to identify any new problems that may have developed, such as damage from a recent storm or issues related to the home’s systems. If you find new issues, you can address them with the seller before closing.

What to Look For During Your Final Walk-Through

1. Check the Condition of the Home

Inspect each room to ensure it’s in the condition you expect. Look for any signs of damage, such as water stains, cracks, or broken fixtures. Verify that all appliances, lights, and other systems are functioning properly. Pay close attention to areas that were previously identified as needing repairs to ensure they have been adequately addressed.

2. Inspect the Systems and Appliances

Test all major systems and appliances to confirm they are working correctly. Turn on the heating and cooling systems, check faucets and toilets for leaks, and ensure that the electrical system is functioning. If the home includes appliances like a dishwasher or washer and dryer, make sure they are operational.

3. Review the Terms of the Sale

Ensure that any terms of the sale, such as the inclusion of certain appliances or fixtures, are met. Check that any agreed-upon personal property is still in place and that nothing has been removed unexpectedly.

4. Document Any Issues

If you find any problems during the final walk-through, document them with photos or video. This documentation can be valuable in negotiating repairs or adjustments with the seller before closing. Make sure to communicate any concerns to your real estate agent and, if necessary, seek advice on how to address them.

What to Do If Issues Arise

If you discover issues during the final walk-through, don’t panic. There are several steps you can take to resolve them:

  • Communicate with Your Real Estate Agent: Your agent can help you handle the situation and negotiate with the seller to address the issues.
  • Request Repairs or Adjustments: Depending on the nature of the problem, you may ask the seller to complete repairs before closing or negotiate a price adjustment to account for the issues.
  • Delay Closing if Necessary: In some cases, it may be necessary to delay the closing to allow time for repairs to be completed.

The final walk-through is a critical step in the home-buying process that ensures you are fully satisfied with your new property before finalizing the purchase. By carefully inspecting the home and verifying that all terms of the sale have been met, you can protect your interests and avoid potential issues down the line. Remember, this is your last chance to confirm that the property is in the condition you expect, so take the time to conduct a thorough inspection and address any concerns with your real estate agent. A successful final walk-through can provide peace of mind and set the stage for a smooth and satisfying closing process.
