Burnet is the county seat of Burnet County and sits at the north end of the Highland Lakes, less than an hour from both Austin and the Marble Falls and Lake LBJ communities. It has a different feel than the resort towns further south on the lakes—more small-town, more working ranch land mixed in with newer subdivisions—and that mix shows up in the real estate market too.
I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty. I’ve worked this region for decades, and I also teach and speak on real estate strategy nationally.
What buying and selling in Burnet actually looks like
Burnet’s market spans everything from in-town homes near the courthouse square to acreage and ranch properties on the outskirts, and the two don’t compare well on the same chart. Pricing acreage means understanding what the land itself is worth, not just the structure on it—water rights, access, and usable acreage all factor in. Pricing an in-town home means reading a much tighter, more comparable market. Knowing which conversation you’re in matters from the first pricing discussion.
How I work with buyers and sellers
I start every relationship by understanding what you’re actually trying to accomplish, then build the strategy around that—whether that’s finding acreage with the right access and utilities, or pricing and marketing a home to sell for what it’s actually worth. You work with me directly through the whole process, not a rotating team.
My work training other agents nationally keeps me sharp on negotiation and deal structure, and I bring that directly into every Burnet transaction.
