Granite Shoals Real Estate Agents

Granite Shoals sits on the east shore of Lake LBJ in southwestern Burnet County, about seven miles west of Marble Falls and roughly 56 miles from downtown Austin. It’s a small town with its own identity, not a suburb of anywhere else, and if you’re buying or selling here, that distinction matters more than most people expect.

I’m Robbie English, REALTOR and broker with Uncommon Highland Lakes Realty. I work Granite Shoals regularly, on both the buy side and the sell side, and this page is where I lay out how I can help with either.

TL;DR: Granite Shoals Real Estate Agents

  1. Granite Shoals sits on Lake LBJ, incorporated back in 1966.
  2. Locals call it the “City of Parks” — 19 public parks touch the lake here.
  3. Population is a little over 5,400 and growing as people move out from Austin.
  4. Kids attend Marble Falls ISD, with Highland Lakes Elementary right in the community.
  5. I work both sides of a Granite Shoals transaction, buying and selling.

A town named for what used to be there

Before Wirtz Dam went in and backed up the Colorado River into what’s now Lake LBJ, this stretch of river had granite shoals visible right in the water. The lake was originally named Lake Granite Shoals because of them, and the town kept that name when it incorporated in 1966. It’s a small detail, but it tells you something: this isn’t a manufactured lake community. It grew up around a real geographic feature, and the name has stuck for sixty years.

What buying here actually looks like

Lake access is the single biggest variable in Granite Shoals pricing, and it changes street by street, not just neighborhood by neighborhood. Some lots have deeded waterfront, some have deeded easement access a few doors down, and some have none at all — three different price points that can sit on the same block. I walk buyers through which is which before they fall for a house based on listing photos alone.

Families here are zoned to Marble Falls ISD, and Highland Lakes Elementary sits right in Granite Shoals itself, so younger kids aren’t bused out of town for grade school. That matters to a lot of the buyers I work with, especially the ones relocating from Austin now that the town’s population has climbed past 5,400.

What selling here actually looks like

On the sell side, pricing a Granite Shoals home means pricing against the right comps. A home two streets over with better lake access isn’t a fair comparison, even if the square footage matches almost exactly. I’ve laid out how I approach preparing and pricing a listing on my Granite Shoals selling page, and if you’re looking for someone to list and market the property specifically, that’s covered on my listing agent page.

Why I work this market specifically

I’ve spent years as a broker across the Highland Lakes area, and I also teach real estate strategy to agents around the country, which keeps me current on pricing and negotiation approaches a lot of local agents aren’t using yet. More on my background as a broker is on this page.

What I bring to a Granite Shoals transaction, buying or selling, is knowing the town at street level: which parks have the better boat ramps, which HOAs are actually active, where the next round of price growth is likely to land as more people move out from Austin. That’s not something you get from a market report.

Let’s talk about your Granite Shoals move

If you’re thinking about a move to Granite Shoals, or you’re getting ready to sell, reach out and tell me what you’re working with. I’ll give you a straight read on the market and what makes sense for your situation.
