Horseshoe Bay sits on Lake LBJ where Llano and Burnet counties meet, and it’s built almost entirely around resort living—golf courses, marina access, and gated neighborhoods designed for people who want lake life without giving up amenities. The city itself only incorporated in 2005, but the resort community goes back to the early 1970s, when developers Wayne and Norman Hurd started building it out around the lake. That history still shapes how the market works here.

I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay. I’ve worked this part of the Highland Lakes for decades, and I also teach and speak on real estate strategy nationally, which keeps me looking closely at how deals actually get structured, not just how they close.

What makes Horseshoe Bay different

Most of what’s for sale here—golf-course lots, waterfront condos, custom homes on the lake—comes with HOA or POA rules, amenity fees, or deed restrictions that don’t show up on a standard Hill Country listing. Reading those details correctly before you make an offer, or before you list, matters as much as the comps do. It’s part of why buyers and sellers here benefit from working with someone who’s spent real time in this specific market rather than the Highland Lakes in general.

For buyers, that means going through what a property’s HOA actually covers—golf and marina access, maintenance obligations, any rental restrictions—before you get attached to a view. For sellers, it means pricing and marketing toward what Horseshoe Bay buyers are actually shopping for, which isn’t always the same conversation as a standard lake-area listing.
