Most buyers looking at Highland Haven start their search online and often from out of town, which makes photography carry more weight here than in markets with heavier walk-in and drive-by traffic. Here’s what actually helps a Highland Haven listing photograph well.

  • Shoot water-facing shots at golden hour, early morning or evening, when the lake light is best.
  • Stage and declutter before the shoot, not after.
  • For waterfront lots, drone photography showing the dock, shoreline, and lot layout is worth the cost.
  • Wide, well-lit interior shots matter more than a large number of photos.

Timing matters more on the water

If your property has lake frontage or a water view, shoot those angles during golden hour, early morning or the hour before sunset, when the light on the water photographs best. A midday shot of the lake tends to look flat and washed out compared to the same view captured an hour before sunset.

Drone shots are worth it for waterfront lots

For lakefront or near-water properties, a drone shot that shows the dock, shoreline, and how the lot sits relative to the water gives buyers information ground-level photos can’t. This is one of the few markets where the extra cost of drone photography is usually worth it, since so much of the value is tied to water access and lot layout.

Wide-angle shots that show how rooms connect and flow tend to outperform a large volume of tightly cropped photos. Buyers scrolling listings quickly are trying to picture themselves in the space, and clear, well-lit, wide shots do that faster than a photo dump.
