The Highland Haven Home Buying Process, Step by Step

Welcome to Highland Haven, a lake community on the eastern shore of Lake LBJ in Burnet County, about seven miles west of Marble Falls and roughly an hour from Austin. If you’re looking to buy here, I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and here’s how the process actually unfolds from financing through closing.

Step one: financing

Get pre-approved before you start touring, and make sure your lender has experience with lake property specifics. If a home sits in a flood zone, that affects insurance costs your lender will factor into approval. Homes on septic or well systems can also add inspection requirements and a longer timeline than a typical suburban purchase, so it helps to flag that with your lender up front rather than discovering it mid-contract.

Step two: touring

When you’re walking a property here, look past the view. Check the dock, if there is one, for condition and compliance with LCRA’s safety standards, since most residential docks on Lake LBJ don’t require a permit but do need to meet those standards for size, anchoring, and lighting. Ask about the septic system’s age and last inspection. Find out whether the property sits in a flood zone, and look for anything tied to easements or shared driveways, which come up more often on lake lots than in a standard subdivision. I walk every showing with these questions in mind so you’re not finding out after closing.

Step three: making an offer

With so few comparable sales to point to in a market this small, a strong offer here leans on the right comps more than a generic formula. I build your offer around genuinely comparable recent Highland Haven and Lake LBJ sales, not a broad Hill Country average, and I factor in how much flexibility you have on timeline, since that’s often real leverage in a thin market. If appraisal is a concern given the limited comps, we talk through how to structure the contract to protect you.

Step four: closing

Waterfront purchases usually call for a closer look at the survey than a typical closing, confirming exactly where the property line meets the water and whether any lake-access rights are actually deeded to the property versus just implied. Title work here can turn up older easements or restrictions specific to lake lots, and I make sure those get addressed before you’re at the table, not during it.
