Selling a home without a real estate agent has always been an uphill battle, but 2024 proved to be particularly challenging for For Sale By Owner (FSBO) sellers. While some homeowners successfully navigated the process, the numbers show that FSBO sales reached a historic low, and those who went this route often faced unexpected obstacles. Let’s break down what For Sale By Owners experienced in 2024 and why more homeowners chose professional representation.

What For Sale By Owners (FSBO) Experienced in 2024

FSBO vs. Agent-Assisted Sales: A Widening Gap

In 2024, 90% of home sales were completed with the help of a real estate agent, a slight increase from the previous year’s 89%. Meanwhile, FSBO transactions dropped to just 6%—the lowest percentage on record. The shift wasn’t just about preference; it reflected the increasing complexity of real estate transactions, market fluctuations, and the financial disadvantages of going it alone.

The Homes That Sold FSBO

FSBO homes were more likely to be manufactured or mobile homes, making up 8% of all FSBO transactions. Detached single-family homes accounted for just 5% of FSBO sales. Meanwhile, nearly all apartments and condos in larger buildings (96%) were sold with agent assistance, highlighting how challenging it can be to sell without professional marketing and negotiation skills in competitive urban markets.

FSBO Homes Sold for Less

One of the most significant takeaways from 2024 was the price gap between FSBO and agent-assisted sales. The median selling price of FSBO homes was $380,000—an increase from $310,000 in 2022, but still far below the median price of agent-assisted sales, which reached $435,000. That’s a $55,000 difference. For many sellers, the perceived savings on commission didn’t outweigh the potential lost profit.

Pricing Strategies Among FSBO Sellers

Determining a home’s value was a challenge for FSBO sellers, and their methods varied.

  • 40% relied on a professional appraisal.
  • 36% based their price on recent comparable sales in their area.
  • 16% used online home evaluation tools.
  • 15% simply priced their home based on the amount of profit they needed.

Despite efforts to price competitively, FSBO sellers often found themselves negotiating against experienced buyers’ agents, which made it difficult to maximize their final sale price.

The Reality of Marketing and Incentives

Marketing is crucial in a competitive housing market, yet 63% of FSBO sellers in 2024 did little to no active marketing. Without exposure on major listing platforms, professional photography, or strategic pricing strategies, many FSBO listings struggled to attract qualified buyers. Additionally, 94% of FSBO sellers chose not to offer any incentives, further reducing their competitiveness in the market.

The Biggest Challenges FSBO Sellers Faced

Selling a home involves more than just finding a buyer. In 2024, FSBO sellers reported several key difficulties:

  • Pricing the home correctly (17%)
  • Selling within their desired timeframe (13%)
  • Navigating complex paperwork and legal requirements (10%)

For many sellers, these hurdles led to frustration, delays, or even the need to hire a professional mid-process—often after losing valuable time and potential buyers.

Why FSBO Sellers Chose to Go Solo

Among those who chose to sell FSBO in 2024, the top reasons included:

  • 38% sold to a friend, relative, or neighbor, making the transaction simpler.
  • 30% wanted to avoid paying commission or fees, though many later realized that lost negotiating power often outweighed these savings.

For those who knew their buyer ahead of time, the process was often smoother. In fact, 70% of FSBO sellers who sold to someone they already had a relationship with reported being very satisfied with their experience. However, for those relying on the open market, the results were often disappointing.

The 2024 FSBO Takeaway

The data from 2024 makes one thing clear: FSBO sales were harder, riskier, and often less profitable than agent-assisted transactions. While some homeowners successfully navigated the process, most found that selling a home is more complex than they anticipated. The value of professional marketing, expert negotiation, and a streamlined transaction process became even more evident this past year.  It is important to understand what for sale by owners experienced in 2024 if you are thinking about going this route in the future.

For sellers weighing their options, it’s important to look beyond commission savings and consider the bigger picture. In a competitive and evolving market, having an experienced real estate professional on your side can make all the difference—not just in how quickly you sell, but in how much you walk away with at closing.
