Unlocking the Secrets of Selling Your Home FSBO

Selling your own home without an agent means dealing with pricing, paperwork, and figuring out how to represent yourself, all on your own. For anyone taking on “For Sale By Owner” (FSBO), it’s not an easy road. Here’s a look at what FSBO sellers actually deal with and how they tend to price their homes.

For Sale By Owner Pricing:

FSBO sellers have to figure out pricing without an agent, and they use a mix of methods to do it. 52% base their price on comparisons to recent home sales in their area. 32% get a professional appraisal. 22% use online home-value tools, which is worth noting because those tools tend to be inaccurate — Texas doesn’t make sale prices public, so the data feeding those estimates is incomplete. 21% factor in how much profit they need from the sale.

Unlocking the Secrets of Selling Your Home FSBO

The approach shifts a bit depending on whether the seller already knows the buyer. When they know each other, 57% still lean on recent sales comparisons, and 25% use an appraisal. When they don’t know the buyer, the numbers are close — 57% use sales comparisons, 25% use appraisals, and 16% use those online tools, again without realizing how unreliable they can be. Safety is also a real concern for FSBO sellers, since they’re letting strangers into their home without an agent screening or accompanying buyers.

How Long FSBO Homes Take to Sell:

You’d think selling without an agent would take longer, but the data says otherwise. FSBO homes sell on a timeline similar to agent-assisted homes — most in less than two weeks. When the seller already knows the buyer, it’s even faster: 50% of those sales close in under a week, usually well below market value. Last year, FSBO properties had a median sale price of $310,000, compared to $405,000 for agent-assisted homes. FSBO homes spend a median of one week on the market; agent-assisted homes spend a median of two weeks — both numbers holding steady from previous years.

Urgency and Incentives:

FSBO sellers feel about the same urgency to sell as anyone else. 47% of FSBO sellers who know their buyer said they weren’t in a hurry to sell. 91% didn’t offer any incentives to move the sale along. Agent-assisted sellers are a bit more likely to offer things like a home warranty or help with closing costs, though even then the numbers are modest — 9% and 8%.

What FSBO Sellers Run Into

Selling your own home is a real undertaking — pricing it right and getting through the paperwork are both harder without help. Sellers who go this route usually do it to save money on commission and keep more control over the process, often leaning on YouTube and Google to fill in the gaps.
