How to Choose the Right Georgetown REALTOR

Search “Georgetown TX REALTORS” and you’ll get a long list of names, most with similar-looking headshots and similar-sounding taglines. Picking one shouldn’t come down to who has the biggest yard sign count. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s what I’d actually ask if I were interviewing agents myself.

TLDR: Georgetown TX REALTORS

  1. Ask how many transactions they’ve personally closed in Georgetown recently, not just how long they’ve held a license.
  2. Ask who actually handles your file day to day – them, or an assistant you haven’t met.
  3. Ask how they’d price your specific home or search, not for a generic market speech.
  4. Ask how they negotiate, and press for specifics instead of a confidence pitch.

Question one: how many transactions, not how many years

Years licensed tells you almost nothing. An agent who’s held a license for fifteen years but closes three deals a year isn’t necessarily sharper than someone newer who’s transacted more recently and more often. Ask directly: how many Georgetown transactions have you closed in the last twelve months, and can you talk through a couple of them. If the answer is vague, that’s information too.

Question two: who’s actually handling your file

Some teams route new clients to whoever’s next in rotation, and you may never speak with the name on the sign again after the listing appointment. Ask who you’ll actually be talking to once you’re under contract – the same person who took your first call, or someone else. I keep my client list small specifically so it’s me on the other end of the phone, not a handoff.

Question three: how would you actually price this

Any agent can give you a market overview. Fewer can walk into your specific home or talk through your specific budget and explain, with actual comps, what they’d recommend and why. Georgetown isn’t one market – a historic home near the square, a resale in Sun City, and new construction on the edge of town all price differently. An agent who gives you a citywide number instead of a neighborhood-specific one hasn’t done the work yet. I break down how I actually read Georgetown’s data on my market expertise page.

Question four: how do you actually negotiate

“I’m a strong negotiator” is what everyone says. Ask for specifics instead: how they handle a low appraisal, how they’d approach multiple offers, what they push back on in a contract and what they let go. I train other agents nationally on negotiation strategy, so it’s a question I can answer in real detail rather than a soundbite.

Question five: what does representation actually obligate them to

Not every agent explains what agency and fiduciary duty actually mean for you in Texas, or what changed under the buyer representation law that took effect January 1, 2026. If an agent can’t explain that clearly, ask someone who can. I lay it out in plain terms on my Georgetown Texas REALTOR page.

Why I’d rather you ask hard questions

I’d rather you interview two or three agents and pick me for real reasons than pick me because I sounded confident on the phone. I’ve spent decades transacting across Central Texas and I teach continuing education courses to agents nationally, and I’m glad to answer any of the questions above in as much detail as you want.
