I get asked about Cuernavaca more often than you’d expect for a neighborhood that doesn’t show up on most people’s mental map of Austin. It’s not a name that gets thrown around the way Zilker or Tarrytown does, but once buyers see it, they tend to remember it. If you’re considering a move here or just trying to understand where it fits within Austin, TX real estate, here’s what I’ve learned from working this part of the market.

Living in Cuernavaca, Austin TX: A Neighborhood Guide

TLDR (Too Long; Didn’t Read): Living in Cuernavaca, Austin TX

  • Cuernavaca sits along the north shore of Lake Austin in West Lake Hills, roughly nine miles west of downtown Austin in the 78733 zip code.
  • It isn’t one platted subdivision. It’s a loosely connected group of pockets, including Austin Lake Estates, Panorama Ranch, Rio Robles, Rob Roy on the Lake, and Seven Oaks, spread across hill country terrain.
  • Lots run large and irregular, roads wind with the topography, and the housing stock ranges from mid-century lake cottages to architect-designed custom rebuilds.
  • The area is zoned to Eanes ISD, with Barton Creek Elementary, West Ridge Middle School, and Westlake High School typically serving Cuernavaca addresses, following Eanes ISD’s 2025-26 rezoning after the district closed Valley View Elementary (always confirm your specific parcel).
  • Bee Cave Road and Loop 360 connect the neighborhood to downtown Austin, and prices span a wide range from inland entry points to multimillion-dollar lakefront estates.

Where Cuernavaca Actually Is

Cuernavaca sits in West Lake Hills, in the 78733 zip code, along the northern shore of Lake Austin. It’s roughly nine miles west of downtown Austin, west of Loop 360 (Capital of Texas Highway), with Bee Cave Road (RM 2244) running through the broader area as a main connector.

One thing worth clearing up before anything else: Cuernavaca isn’t a single subdivision with a formal HOA and a clean boundary line on a plat map. It’s more of a collective name for a cluster of smaller communities strung along the lake and up into the hills above it. Depending on which real estate resource you pull up, you’ll see subdivisions like Austin Lake Estates, Panorama Ranch, Rio Robles, Rob Roy on the Lake, Lake Hills Estates, and Seven Oaks all grouped under the Cuernavaca name. That’s normal for this part of West Austin. The terrain came first, and the neighborhoods grew into it in pieces over decades rather than as one master-planned development.

Because of that patchwork history, exact boundaries can shift depending on who you ask. If you’re evaluating a specific address, I always recommend confirming which subdivision it technically falls in, since that can affect deed restrictions, HOA involvement, and even which side of a school boundary line you land on.

Homes and Architecture

What ties Cuernavaca together visually is the terrain. This is hill country lot, not flat-grid Austin. Streets wind along ridgelines and drop toward the water, lots run larger and more irregular than what you’d find closer to central Austin, and mature oak trees shape a lot of the siting decisions builders make.

The housing stock reflects decades of building here. You’ll find original mid-century ranch homes and older lake cottages sitting a few doors down from contemporary custom builds finished in Texas limestone. A good number of properties have been expanded, remodeled, or torn down and rebuilt, which is typical for an area with this much land value relative to the age of the original housing stock. Square footage varies widely, from smaller original cottages under 1,500 square feet up to large custom homes well beyond that, and lot sizes range from roughly a quarter acre on inland streets up to multi-acre parcels closer to the water.

Because there’s no single builder or developer behind the neighborhood, you won’t find much architectural uniformity block to block. That’s part of the character. Terraced yards, long driveways, and decks angled toward hill country or lake views are common threads even when the homes themselves look nothing alike.

Lake Austin and the Outdoor Setting

Lake Austin access is a defining feature for a portion of Cuernavaca. Some properties have direct waterfront frontage with private docks, while others sit inland and rely on a public boat launch or shared community access points for getting on the water. If lake access matters to your search, it’s worth confirming exactly what type of access comes with a specific property rather than assuming, since it varies significantly from one street to the next.

Beyond the water, the area is shaped by its greenbelt and hill country surroundings. There’s a private park serving parts of the community, along with green space woven between the residential streets. The overall setting is quiet and residential, with no commercial corridors running through the core of the neighborhood, which keeps through-traffic to a minimum on most streets.

Getting Around and Proximity to Downtown

Cuernavaca’s location west of Loop 360 puts it within a reasonable drive of downtown Austin, generally cited around nine miles, though actual commute time depends heavily on time of day given how 360 and Bee Cave Road handle traffic during peak hours. Bee Cave Road serves as the connector out toward Bee Cave, the Hill Country Galleria area, and the broader 71 corridor, while Loop 360 provides the more direct route into central Austin and toward the Y at Oak Hill.

It’s a location that trades a bit of drive time for a very different physical setting than what you get closer to downtown. Winding hill country roads mean the commute feels longer than the mileage might suggest, which is a tradeoff worth weighing honestly if you’re used to a grid-based commute.

Schools

Cuernavaca falls within Eanes Independent School District, one of the state’s higher-performing districts on standardized academic ratings. Based on typical attendance patterns for this part of West Lake Hills, addresses in Cuernavaca are generally zoned to:

  • Barton Creek Elementary School (rezoned here after Eanes ISD closed Valley View Elementary following the 2024-25 school year)
  • West Ridge Middle School
  • Westlake High School

I want to be direct about one thing: attendance zones in this part of Austin can change street by street, and Eanes ISD periodically reviews boundaries as enrollment shifts. If schools are a factor in your decision, confirm the specific attendance zone for the parcel you’re considering directly with Eanes ISD before you write an offer. I’d rather send you to the source than have you rely on a general guide for something this specific.

What the Real Estate Market Looks Like

Cuernavaca covers a wide price spectrum, which surprises people who assume every West Lake Hills address is priced the same. Inland properties on smaller lots can represent a more accessible entry point into the area, while lakefront estates with private docks and expansive acreage sit at the high end of the market. Between those two extremes is a broad middle tier of custom and remodeled homes on standard hill country lots.

Inventory in this part of West Lake Hills tends to run lean compared to Austin overall, which is typical for established hill country neighborhoods with limited buildable land and a housing stock that turns over slowly. Because so many homes have already been renovated or rebuilt, buyers touring the area will see a real mix of original mid-century structures, updated homes, and new custom construction, sometimes on the same street. That mix is worth factoring into your comparisons when you’re evaluating price per square foot, since an untouched 1970s ranch and a 2024 custom build on similar-sized lots can price very differently.

If you’re weighing Cuernavaca against other pockets of West Lake Hills or the broader Westlake area, I’d encourage you to look at recent closed sales rather than list prices alone. Terrain, lot usability, and the amount of renovation work already done all move the number more than square footage alone would suggest.

What to Know Before You Buy Here

A few practical things I tell buyers looking at Cuernavaca specifically:

  • Confirm which subdivision a property technically belongs to, since that affects any applicable deed restrictions or HOA involvement.
  • Don’t assume lake access. Verify whether a property has deeded waterfront, shared access, or none at all.
  • Get a clear read on the school attendance zone for the exact address, not just the general area.
  • Factor in the hill country terrain when you’re evaluating a lot, since slope, tree cover, and drainage all affect what you can build or add later.
  • Budget time for a proper septic or well inspection where applicable, since not every property in this area is on city utilities.

None of that is meant to complicate the process. It’s just the kind of detail that separates a smooth closing from a stressful one, and it’s exactly the sort of thing I walk through with buyers before we ever write an offer.

It’s not a neighborhood where you can rely on a generic search filter to sort things out for you.
