Hancock Austin Homes for Sale

Hancock is an established Central Austin neighborhood just north of the University of Texas, roughly bounded by 45th Street to the north, 32nd Street to the south, Duval Street to the west, and I-35 to the east, spanning parts of the 78751 and 78705 ZIP codes. Tree-lined residential streets sit alongside the neighborhood’s namesake, Hancock Golf Course, the oldest golf course in Texas, established in 1899. Buyers will find an interesting mix of older homes, renovated properties, and newer construction in a location that’s hard to match for proximity to campus and Downtown. Homes closest to the golf course tend to draw the most attention, but plenty of the neighborhood’s appeal comes from the residential streets a block or two off the course itself.

Living in Hancock

Hancock is zoned to Austin ISD, with kids typically attending Lee Elementary before moving on to Kealing Middle School and McCallum High School, both arts magnet campuses. The location provides convenient access to UT, Downtown Austin, Hyde Park, North University, and I-35, along with the shopping and dining spread throughout this part of Central Austin.

Hancock Center, at 41st and Red River, was Austin’s first shopping mall when it opened in 1963 — a fraction of the size of a modern shopping center and originally built without a roof. It’s since been redeveloped into a more standard strip center, but it’s still the closest everyday shopping for most of the neighborhood, with a grocery store and a handful of other retailers.

Hancock Golf Course and Recreation Center

Lewis Hancock founded what became the Austin Country Club and Golf Course on this site back in 1899, making it the oldest golf course in Texas. Hancock Recreation Center sits in the middle of the course today, with a ballroom, hardwood floors, and classroom space that the neighborhood uses for community events, in addition to the golf course itself.

Buying in Hancock

Homes in Hancock can vary considerably in age, condition, renovations, and lot characteristics, sometimes from one house to the next on the same block. Most of what you’ll find is mid-century construction, some untouched and some fully renovated or expanded, so it’s worth walking a property in person rather than relying on listing photos to judge its condition. I can help you compare the details of individual properties, understand how a home fits within the neighborhood, and work through your purchase from offer to closing.

If Hancock doesn’t turn up the right listing, I’ll often point buyers toward Rosedale next door, since it has a similar mid-century feel with a slightly different price range depending on what you’re after.
