Westlake’s gated communities are concentrated in a handful of Eanes ISD neighborhoods built for privacy as much as luxury. Rob Roy is the best known – a community with 24/7 staffed security on one-to-five-acre estate lots, with Hill Country and Lake Austin views, split into sections like Rob Roy on the Canyon, on the Creek, and on the Lake. Toro Canyon is the other major gated option in the same school district, with a similar emphasis on privacy and larger lots.
I’m Robbie English, the REALTOR and broker at Uncommon Realty here in Austin.
Westlake’s gated neighborhoods
Rob Roy runs a median home price around $2.1 million, and the staffed guardhouse is a real point of difference from most of Eanes ISD, which otherwise has very few gated options. Barton Creek, just to the west, is the other established gated community in this corridor, built around its own golf course and country club – I work with buyers there regularly too, even though it sits slightly outside Westlake’s boundaries proper.
Broader Westlake context
If you want privacy and acreage but the guard-gated price tag of Rob Roy doesn’t work for your budget, West Austin covers the wider area with a broader range of price points, and Rollingwood is a smaller, non-gated city right next door with its own strong schools. If you’d like a closer look at what Barton Creek’s country club membership and pricing look like compared to Rob Roy, my Barton Creek page covers that community in more detail, or schedule a consultation and I’ll walk you through both.
