Living in Travis Heights
Travis Heights was platted in 1912 by Newning, Swisher, and General Stacy, and development picked up through the 1920s, which is why the neighborhood still has such a strong stock of original bungalows alongside newer infill and modern builds. It’s bounded roughly by Lady Bird Lake to the north, I-35 to the east, Congress Avenue to the west, and Oltorf Street to the south, and it holds the distinction of being Austin’s first Local Historic District south of the river.
Stacy Park runs along Blunn Creek through the middle of the neighborhood, home to Big Stacy Pool and Little Stacy Park, both built as WPA projects in the 1930s. The nearly 40-acre Blunn Creek Nature Preserve sits within the neighborhood as well, giving residents real green space and hiking trails a short walk from home. South Congress’s shops and restaurants are an easy walk from most of the neighborhood, and it’s a similarly walkable trip over to Zilker on the other side of I-35 if you want to compare the two.

You’ll find everything from lovingly maintained 1920s bungalows to fully modern rebuilds on the same block, which makes condition and renovation history matter as much as square footage when you’re comparing properties here. Because of the historic district designation, some exterior changes go through additional review, so it’s worth understanding those rules before you buy if you’re planning any major work.
