The Highlands is one of the named sections inside Crystal Falls, the more than 5,000-acre master-planned community on the north side of Leander. It’s built around the Crystal Falls Golf Club, an 18-hole, par-72 course designed by Ted Lockie, and it has its own amenity center, which sets it apart from most of the other Leander subdivisions I show buyers.
I’m Robbie English, a broker with Uncommon Realty here in the Austin area.
What living in the Highlands actually looks like
The Highlands has its own amenity center, known as Quarry Park, with a junior Olympic pool, a splash pad, a fishing lake with a fountain, tennis courts, a disc golf course, and hike-and-bike trails, on top of the golf and resort-style pools shared across all of Crystal Falls. Winkley Elementary sits inside the neighborhood itself, so a lot of families here can walk their kids to school, which is rare in a Leander subdivision this size. On the north side of the Highlands, at Crystal Falls Parkway and Lakeline Boulevard, there’s a Randall’s, a Starbucks, and an Orangetheory, so daily errands don’t require a long drive.
Where the Highlands fits against nearby Crystal Falls sections
If golf frontage or a specific amenity matters more to you than others, it’s worth comparing the Highlands against the other sections of Crystal Falls. The Fairways puts you closer to the golf course frontage itself, and Grand Mesa at Crystal Falls is the section to look at if gated privacy and acreage matter more than a walkable amenity center. And if Crystal Falls’ price point or HOA structure isn’t the right fit at all, I also show buyers North Creek and Ridgewood South, both nearby in Leander ISD with lower HOA dues and fewer amenities to pay for.
What to know before you buy in Crystal Falls
HOA dues in Crystal Falls run higher than a typical Leander subdivision because they fund the golf course frontage, the amenity centers, and the trail system. That’s worth budgeting for up front rather than discovering at closing. Homes in the Highlands range from mid-size single-story plans to larger two-story homes on golf-adjacent lots, so price varies a lot depending on proximity to the course and the amenity center. I’ll walk you through the actual dues and what they cover before you write an offer.
