Northwest Hills is one of the more established neighborhoods on Austin’s west side, built out mostly between the 1960s and 1980s and bounded by Far West Boulevard, FM 2222, and Loop 360. It’s about 8 miles from downtown, with mature trees and a mix of mid-century homes and newer builds on larger lots than you’ll find closer in. Schools and location in Northwest Hills
Kids in Northwest Hills are zoned to Austin ISD, feeding into Doss Elementary (a National Blue Ribbon School), Murchison Middle School, and Anderson High School — both Murchison and Anderson are International Baccalaureate schools, which is a draw for a lot of families who move here specifically for that pathway. Mesa Drive runs through the heart of the neighborhood, and Murchison Pool and its surrounding park give residents a community pool, tennis courts, and sports fields under mature oak trees.
Housing in Northwest Hills
Because most of the neighborhood was built decades ago, lot sizes tend to be bigger than what’s available in newer Austin subdivisions, and you’ll see everything from original mid-century ranch homes to full remodels and newer custom builds on the same street. That mix means pricing varies a lot depending on whether a home has been updated, which is where it helps to have someone who can tell you what you’re actually paying for before you write an offer.
Getting around from Northwest Hills
The neighborhood is wedged between RM 2222 and Loop 360, both of which give quick access to the rest of northwest Austin and, on 360, a scenic route down toward the lake and West Austin. Being 8 miles from downtown with that highway access is part of why homes here tend to hold their value well even as the immediate area doesn’t see much new construction — it’s mostly a matter of an existing home changing hands rather than new supply hitting the market.
