Ranch at Cypress Creek is a west Cedar Park neighborhood off Anderson Mill Road, north of Cypress Creek Road and southwest of Lakeline Blvd, built out by KB Home, Pulte, Streetman, and Plantation Homes in the late 1990s and early 2000s. It’s an established, all-residential community of around 330 homes wrapped around Milburn Park, which is a real draw here rather than a marketing line — 36 acres with a pool, sports courts, a BMX track, a veloway, and a rock climbing wall.

Schools and Access
Ranch at Cypress Creek is zoned to Leander ISD, feeding into Westside or Deer Creek Elementary, Cedar Park Middle, and Cedar Park High. There’s no mandatory HOA, which is unusual for a neighborhood this size, but there is an active voluntary HOA that organizes community events. Highway 183 and FM 620 are both close by for getting around Cedar Park or up to Lakeline Mall, and Lake Travis is only a few minutes further for anyone who wants regular water access without living directly on the lake.
The Homes
Because this neighborhood built out over roughly a decade with four different builders, you’ll see more variation in floor plan and lot size than in a single-phase community — some streets have larger, more mature lots than others. That mix is worth walking through in person rather than judging from listing photos alone, since two homes on the same street can differ quite a bit in layout and yard size depending on which builder and phase they came from.
What This Means If You’re Buying or Selling
If you’re buying here, I’d rather show you three or four homes that actually fit your list than run you through every active listing — Ranch at Cypress Creek has enough variation that narrowing it down matters. If you’re selling, comparable sales in a mixed-builder neighborhood like this take more care to pull correctly than in a cookie-cutter subdivision, since the wrong comp can undersell or overprice a home fast.
