Septic vs. sewer. A lot of Marble Falls’ lakefront and edge-of-town inventory runs on septic rather than city sewer, which affects both upkeep and what you can build or add later.
HOA rules that vary by community. Marble Falls has everything from unrestricted older streets to newer HOA-governed subdivisions, and the rules — including any short-term rental restrictions — differ from one to the next.
Comparable sales can mislead you. Because the market here spans waterfront, in-town, and new-build segments, a “comparable” sale from the wrong segment will give you a skewed number. I make sure any comp I use is actually comparable.
