The buildings that define this market
The Austonian, completed in 2010, rises 56 floors and 683 feet with 163 residences — for a stretch it was Austin’s tallest residential building. The Independent, a 58-story tower, has since taken that title. 360 Condominiums stands 44 floors with 430 units, and 70 Rainey, in the Rainey Street district, is another downtown high-rise with river and skyline views. 5th and West and Austin Proper Residences round out the higher-end options — the latter sits atop the Austin Proper Hotel with 99 condos.
What sets these apart
These buildings typically include concierge service, valet parking, private pools, and fitness centers — the full high-rise package. HOA fees run higher than what you’d see in a boutique building, so it’s worth reviewing reserve funds and association budgets closely before you make an offer. That’s part of what I walk clients through on any of these buildings.
