Why Central Austin condos hold value
There’s very little land left to develop in Central Austin, and that scarcity is a real factor in resale. A well-managed condo near campus or Hyde Park tends to hold up better through market swings than newer construction farther out, largely because demand from students, faculty, and downtown employees doesn’t go away.
That said, building age matters here more than most buyers expect. Older buildings can mean lower purchase prices but higher maintenance costs down the line, especially for plumbing, roofing, and elevator systems that are approaching replacement age. I want to see a reserve study before we talk numbers on anything built before the 2000s.
What I look at before you offer
I review HOA reserve funding, any pending special assessments, and whether the building allows short-term rentals, since that affects both your neighbors and your resale pool. I also check flood zone status for anything near Shoal Creek or Lady Bird Lake – it’s a real consideration in parts of Central Austin and worth knowing before you’re under contract, not after.

Pricing here depends heavily on the specific building and its HOA health, not just square footage and location. I pull recent sales from the same or truly comparable buildings, and I make sure your HOA disclosures are in order before we go to market so there are no surprises for the buyer’s lender.
