Expert Northwest Austin TX Real Estate Agents

Northwest Austin covers a lot of ground, from the office corridor along US-183 down to the shoreline of Lake Travis. I’ve worked buyers and sellers through this part of town for years, and the market here rewards someone who knows the difference between a street in Northwest Hills and a street two miles away in Anderson Mill, because the pricing, the lot sizes, and the school zoning can all shift block by block.

The neighborhoods I work most

Northwest Austin isn’t one market, it’s several stitched together. Northwest Hills sits closer in, with older ranch homes on wooded lots and easy access to Mopac. Anderson Mill and Milwood, further out along 183, tend to run more affordable with a mix of starter and move-up homes from the 1980s and 90s. Out toward Four Points and the Steiner Ranch corridor, you’re closer to Lake Travis, with newer construction and hill country views. Each of these areas has its own pace, and I walk clients through what that means for price per square foot, resale timing, and commute.

What I do for buyers here

I pull real comps for the specific street or section you’re looking at, not just a zip-code average, because Northwest Austin’s pricing varies too much for a broad number to mean anything. I also flag the things buyers usually miss on their own: HOA rules that differ neighborhood to neighborhood, flood plain notes near the creeks that cut through this part of town, and how commute times to downtown or the Domain actually run at rush hour versus what a map estimates.

What I do for sellers here

Pricing a home in Northwest Austin means accounting for the neighborhood’s specific recent sales, not a citywide trend. I put together a market analysis based on comparable homes nearby, walk you through what buyers are actually asking about right now, and handle the marketing and negotiation from listing to close.
