What Mason Hills actually is

Development started around 2012, and it built out in phases through 2021, so you’ll find a real mix of home ages and floor plans depending on which section you’re in. Today it’s a fully built-out neighborhood of more than 1,000 homes.

Several production builders worked here, including KB Home, Toll Brothers, Pulte Homes, Gehan Homes, GFO Homes, Highland Homes, and Ashton Woods. That matters when you’re comparing homes, because a KB Home floor plan from an early phase and a Highland Homes build from a later section can have very different bones, finish quality, and lot sizes even if the square footage looks similar on paper. I walk buyers through those differences instead of letting them assume every “Mason Hills” listing is interchangeable.

Mason Hills falls under Leander ISD, and Whitestone Elementary borders the neighborhood directly, which is a real draw for families relocating here from out of state or from other parts of the Austin area.

What buying or selling here actually looks like

Because Mason Hills built out over roughly a decade, pricing and condition vary a lot more than in a neighborhood built all at once. Some sections have newer construction with 2020-2021 finishes; others date back closer to when the community broke ground. When I work with a buyer, I look at which builder, which phase, and what’s actually been updated since the original build rather than treating every listing the same way.

For sellers, that same variation is an advantage if you position the home correctly. A well-maintained early-phase home can outperform a newer one that was built to a lower price point, but only if the marketing tells that story honestly. I price and stage around what’s real about your specific home, not around a generic Mason Hills average.
