Round Rock is in Williamson County and served primarily by Round Rock ISD, and it’s grown into one of the larger suburban markets north of Austin. The luxury segment here is mostly custom and semi-custom homes on premium lots — golf course frontage in communities like Teravista, or larger acreage on the edges of town — rather than lakefront property.

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work luxury listings across the greater Austin area, including Round Rock. Here’s what I think actually matters if you’re selling a high-end home here.

TLDR: Selling a Luxury Home in Round Rock

  • Round Rock’s luxury homes are mostly custom-built on premium lots or golf course frontage, so pricing needs to reflect build quality and lot value, not just square footage.
  • The buyer pool here includes a lot of corporate relocation buyers, given the number of major employers in the Round Rock–Austin corridor, so remote-friendly marketing matters.
  • Professional photography, video, and targeted outreach to relocation and move-up buyers move a luxury listing faster than a standard MLS post.

Why Selling Luxury Here Is Different

Because true luxury comps can be thin in any one Round Rock neighborhood, I look at comparable custom-home and golf-course-lot sales across the wider area, including nearby Cedar Park and Georgetown, alongside anything directly comparable in Round Rock itself. Overpricing off a rough estimate, or underpricing because the comps look thin, both cost sellers money here.

Round Rock’s proximity to major employers in the corridor means a real share of buyers at this price point are relocating for work, often making early decisions remotely. That puts extra weight on photography, video, and a listing that clearly communicates the home’s value before a buyer ever steps inside.

How I Price and Market a Luxury Listing

I build pricing from true comparable sales — custom construction, lot premium, and finish level — rather than a flat neighborhood average, and I make sure marketing (photography, video, and targeted outreach) reaches relocation and move-up buyers directly rather than relying only on the standard listing feed.
