Townhomes in Northwest Austin have gotten a lot more attention lately, mostly because of what’s happening along the Parmer Lane corridor. Apple’s roughly $1 billion campus at 6900 W. Parmer Lane already employs thousands, and more mixed-use development keeps getting approved nearby. For buyers who want single-family-style living — your own walls, a small yard — without the maintenance load of a full house, this is one of the better spots in the city to be within a short commute of that many major employers, including Apple, Dell, eBay, PayPal, and Oracle offices in the same corridor.

Where these townhomes sit
Northwest Austin’s townhome inventory is spread across a mix of established and newer pockets. Los Indios and the neighboring Groves at Los Indios are both well-located relative to Lakeline and the tech corridor, while Great Hills gives you a more established, tree-covered setting closer to the Arboretum area — you’re minutes from outdoor spots like Bull Creek and shopping at The Arboretum itself from most of these communities. Further out toward the Domain and 183, Wells Branch is worth a look too if you want a bit more distance from the busiest part of the corridor without sacrificing the commute, and US 183 gives you easy access to the rest of the city no matter which of these pockets you end up in.
What to know before you buy a townhome here
Every one of these communities is HOA-governed, and the HOA is doing more of the work than it would for a standalone single-family home — exterior maintenance, sometimes roof and landscaping, occasionally amenities like a pool or trail system. That means the HOA’s financial health and monthly dues matter as much as the price of the unit itself. I always pull the HOA docs and recent meeting minutes before a client makes an offer, because a townhome that looks like a deal on paper can turn into a bad one if the HOA is underfunded or a special assessment is coming.
