Expert East Austin TX Real Estate Agents

East Austin has changed more than almost any other part of the city over the past two decades. It was historically home to Austin’s Black and Latino communities going back to the 1920s, and it’s now one of the most in-demand areas for buyers who want to be close to downtown without downtown prices. That shift means the market here is unusual: you’ll find 1940s-era homes on the same block as new construction, and pricing can swing a lot street to street depending on how far along that block is in redevelopment.

What I look at differently in East Austin

Because so much of East Austin’s housing stock is either original or recently rebuilt, I spend more time than usual on permit history and renovation quality when I’m helping a buyer evaluate a house. A flip that was done right is a great find; one that wasn’t can mean expensive surprises after closing. For sellers, I look at what’s sold and what’s currently listed within a few blocks, not just within the ZIP code, since values can differ significantly even between adjacent streets.

Buying in East Austin

If you’re looking here, expect competition for well-priced, updated homes close to the East Cesar Chavez, Holly, and Chestnut areas, and more breathing room the further east you go toward Springdale and Johnston Terrace. I’ll help you figure out which pocket actually fits your budget and how much runway there is for the neighborhood to keep changing.

Selling in East Austin

Pricing an East Austin listing correctly takes more than pulling the last three sales in the ZIP code — I look at lot size, whether a property is a candidate for redevelopment, and what buyers are actually paying for renovated versus original-condition homes right now.
